AN ORDINANCE A.¼ENDING TITLE 8, CHAPTER 2, ARTICLE F, OF THE ENGLEWOOD
MUNICIPAL CODE 2000, PERTAINING TO THE PROPERTY MAINTENANCE CODE OF
TI-IE CITY OF ENGLEWOOU, COLORADO.
WHEREAS, the City of Englewood has used the Uniform Code., as model cons:ruction codes
since 1971 ; and
WHEREAS, these Codes are updated periodically to keep pace with changing construction
technology; and
WHLR.EAS, the City of Englewood DiYlsion of Building and Safety staff has thoroughly
reviewed the International Property Maintenance Code 2012 and recommends adoption thereof
subject to cc:1:ain exceptions , modifications and amL-ndment;
NOW , THEREFORE , BE IT ORDAINED BY ,HE CITY COUNCIL 01' THE CITY 01'
ENGLEWOOD, COLORADO, AS FOLLOWS:
Section I. The City Council of t.'1e City of Englewood, Colorado hereby authorizes the repeal
of Title 8, Chapter 2, Article F, ofth• Englewood Municipal Code 2000, in its entirety.
Section 2 The City Council of the City of Englewood, Colorado hereby adopts the
:nlemational Property Maintenance Code 2012 as Title 8, Chapter 2, Article F , of U,c Englewood
Mwucipal C<>de 2000, to read as follows:

Section 3. Safety Clauses . The City Council hereby finds, detennines , and declarc'S that this
Ordinance is pro:nulgated under the general police power of tbe City of Englewood, that it is
promulgated for the health, safety, 8lld welfare of the public , 8lld that this Ordinance is necessary
for the preservation of health and safety and for the protection of public convenience and
welfare. The City Ccuncil further determines that the Ordinance bears a rational relation to the
prnper legisl ati ve objoct sought to be obtained .

BACKGROUND , ANALYSIS, AND ALTERNATIVES IDENTIFIED
The City of Englewood has used the Englewood Municipal Code ,tie 9 Housing Regulations as a
re sidt!nlia l property mai:1teroance code since 1985 and upJates thi; code p~1imliL,lly lu k~~µ pace
with changing technology.
1l1e Building and Safely staff has rev iewed lhe lntemat1onal Property 'Aainlenance Code 2012 and
recommends adoption sub ject to certain excep tions, n o<lifications and amendments.
FINANCIAL IMPACT
Th e on ly costs assoc:ialed with the ordinance would be for lh e pu rchase of rode hooks. Th e
estimated amo.ml is approximately $200.00 and has bemi b,1dgeted for in lhe J01 J Hudeet.
