Grantee agrees to restore and repair any improvements of Granter on the Wastewater Outfall Pipeline Utilit)' Easement Property which are damaged , modified or altered by Gran tee during said construction , maintenance , repair, replacement or enlargement. Grantee will ceuse Granter to be added as an additional insured on all liability insurance policies and require its contractors and subcontractors to add Grantor as an additional insured on all insurance policies rela ted to work performed on the Wa stewater Outfall Pipeline Utility Easement Property. Upon Grantor 's written request, Grantee shall provide Grantor wi th copies of insurance certificates to confirm the foregoing coverages. No Improvements. Grantor covenants and agrees not lo construe~ erec~ place or maintain any "Improvements," as hereinafter defined , on the Wastewater Outfall Pipeline Utility Easement Property without obtaining th e prior written consent of Grantee , which will not be unreasonably withheld , co nditioned or delayed . "Improvements" shall mean any structure, building or landscaping other than grass or asphalt surface parking and fencing . Grantee shall have the right to remove, without any liability to Grantor, any improvements constructed , erected, placed or planted on the Wastewater Outfall Pipeline Utility Easement Property without Grantor 's having obtair. d the prior writt n consent of Grantee . If such written consent is not obtained , Grantee shall not be responsible for repair or replacement of the Improvements if they are damaged during co .1struction , ma intainin g, repair, replacement or enlargement.
