ORDINANCE NO. 32 , SERIES OF 1978
AN ORDINA NCE ZONING A NEWLY ANNEXED PARCEL OF LAND TO THE
CITY OF EN GLEWOOD, ARAPAHOE COUNTY, STATE OF COLORADO, FROM
A U ZON ED CL ASSIF I CAT ION T O I-1, LIGHT INDUSTRIAL DISTRICT.
WHEREAS, the property described herein was annexed
t o t he Ci ty of Englewood, by Ordinance No.31 , Series of 1978;
an d
WHEREAS, pursuant to Section 22.1-7 of the Comprehen-
s i ve Zoning Ordinance any area of land annexed to the City
afte r t he effective date of said Comprehensive Zoning Ordinace
shall b e considered to be without zone classification; and
WHEREAS, said parcel of land, being without zone
clas s ific ation, the City Planning and Zoning Commission held
Public Hea rings which concluded on September 6, 1978 to zone
said newl y ann e x e d parcel to I-1, Light Industrial District;
and
WHE REAS, the Planning and Zoning Commission has
considered the proposed amendment and map change, and has
submitted i ts favorable recommendation to the City Council
th e refor ; a nd
WHEREAS, pursuant to Section 22.3 of the Comprehensive
Zoning Ord i nance a Public Hea ring was held before the City
Council October 30, 1978, 7:00pm to zone said newly annexed
parcel of land according to t he above classification; and
WHE RE AS, public n ece ssity, convenience, health,
safety, the general welfar e a nd good zoning practice justify
the propose d ame n dme n t to the said Official Zoning Map, as
hereinafte r set fo r t h.
NO W, T HEREFOR E, BE IT ORDAINED BY THE CITY COUNCIL
OF T HE CITY OF ENGLE WOO D, COLORADO, as follows:
S ec t i on 1 .
T h e followi n g de s cribed property shall be zoned
from an unzo n e d c l a ss i f icatio n, as a newly annexed parcel of
lan d , to I -1 , L igh t Industr ial Dist ri c t:

A tract of land in the West 1/2 of the Southwest 1/4
of the Northeast 1 /4 of S e ction 9, Township 5 South, Range 68
~st of the 6th Principal Meridian, described as follows:
Commencing at the Northwest Corner of the Southwest 1/4 of
the Northeast 1 /4 of Section 9, Township 5 South, Range 68
West , thence East along the North line of the Southwest 1/4
of the Northeast 1 /4 of Section 9, Township 5 South, Range
68 Wes t, a distance of 330.0 feet more or less to the true
point of begi nning, said true point of beginning also being
on the City Limits of Englewood, Colorado; thence continuing
East along said City Limits a distance of 165 feet more or
less; thence South 0° East along the City Limits of Englewood,
Colorado, a distance of 660 feet more or less to the center-
line of West Tufts Avenue; thence West and leaving the City
Limits line of Englewood, Colorado, a distance of 165 feet
more or less; thence North a distance of 660 feet more or less
to the true point of beginning. Said tract of land containing
2.50 acres, more or l ess.
Section 2 .
The Official Zoning Map of the City of Englewood,
Colorado, hereby is amended accordingly.
Introduced , read in full, and passed on first reading
on the 2nd day of October, 1978.
Published as a Bill for an Ordinance on the 4th day of
October, 1978.
Read by title and pas sed on final reading on the 6th day
