HomeMy WebLinkAbout1978 Ordinance No. 044INTRODUCED AS A BILL BY COUNCILMAN~~~WE-=B~E~R--~~~~~~~~ BY AUTHORITY ORDINANCE NO. 44 , SERIES OF 1978 AN ORDINANC E ZONING A NEWLY ANNEXED PARCEL OF LAND TO THE CITY OF ENGLEWOOD , ARAPAHOE COUNTY, STATE OF COLORADO, FROM AN UNZONED CLASSIFICATI ON TO I-1, LIGHT INDUSTRIAL. WHE REAS, the property described herein was annexed to the City of Eng lewood, by Ordinance No. 37 , Series of 1978; and WHE REAS, pursuant to Section 22.1-7 of the Comprehensive zoning Ordinance any area of land annexed to the City after the effective da te of said Comprehensive Zoning Ordinance shall be considered t o be without zone classification; and WHE REAS, said parcel of land, being without zone classifica- tion , the Ci ty Planning and Zoning Commission held Public Hearings which concl uded on November 14, 1978 to zone said newly annexed parcel to I -1, Light Industrial; and WHE REAS, the Planning and Zoning commission has considered the proposed amendment and map change, and has submitted its favorable r econunendation to the City Council therefor; and WHE REAS, pursuant to Section 22.3 of the Comprehensive Zoning Ordi nance, a Public Hearing was held before the City Council Decem be r 11, 1978 to zone said newly annexed parcel of land accordi ng to the above classification; and WHEREA S, public necessity, convenience, health, safety, the general welfare and good zoning practice justify the proposed amendment to the said Official zoning Map, as hereinafter set forth. NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF ENGL EWOOD, COLORADO, as follows: Section 1. The fol lowi ng described property shall be zoned from an unzoned classi fication, as a newly annexed parcel of land, to I-1, Light Industrial: 4535 S. Santa Fe -Zoning • • That part of the Southeast 1/4, Northwest l./4,Scction 9, Town- ship 5 South, Range 68 West of the 6th Principal Meridian, Arapahoe County, Colorado, described as follows: Beginning at the Northwest Corner of the South 1/2 of the Northwest 1/4, Section 9 ; Thence South 89°54' East a dista1£cc of 2176.45 feet; thence South 0°06' West a distance of 42 feet to a point; thence South 11°27' West 235.27 feet more or less to the True Point of Beginning; thence North 86°12' West a distance of 4S6.9 feet ; thence South 10°47' Wost a di~tance of 1~2.94 feet to a point on the City of Englewood City limits line; thence South 84 °59' East along the City Lillits line a distance of 508.19 feet more or less to the Westerly riitht-of-way of South Santa Fe Drive; thence South 56° East a distance of 313.96 feet 11e>re or less along tho City Limits line to a point 30 feet south o f the north line of West Tufts Avenue; thence Easterly and leaving the City Limits line a distance of 47.46 feet more or less to the extended centerline of South Windermere Street; thence North 11°27' East along the centerline of South Windermere Street a distance of 219.71 feet more or less to a point on the City of Englewood City li•i ts lino; thonco Westerly 30. CH feet 110re or less along said City Limits line to the Westerly right- of-way of South Windermere Street; thence North 11°27' East along said City Limits line a distance of 451.03 feet more or less to a point on the North line of the South 1/2 Northwest 1/4 Section 9, Township 5 South, Ranae 68 West; thence North 89°54' West along said line also being the City Limits line 204.06 feet more or less to the Easterly right-of-way of South Santa Fe Drive; then e leaving the City Limits Line South 11 ''27' West alon~ the Easterly line of South Santa Fe Drive a distance of 291.85 feet to a point thence North 86°12' West a distance of 125.88 feet more or less to the true point of beginning.
