BY AUTHORITY
ORDINANCE NO. 46 , SERIES OF 1978
AN ORDINANC E ZONING A NEWLY ANNEXED PARCEL OF LAND TO THE CITY
OF ENGLEWO OD, ARAPAHOE COUNTY, STATE OF COLORADO, FROM AN UNZONED
CLASSIFICATION TO R-1-C, SINGLE-FAMILY RESIDENTIAL.
WHE REAS, the property described herein was annexed to
the City of Englewood by Ordinance No. 45 , Series of 1978; and
WHE REAS, pursuant to Section 22.1-7 of the Comprehensive
Zoning Ordi nance, any area of land annexed to the City after the
effective date of said Comprehensive Zoning Ordinance shall be
considered t o be without zone classification; and
WHE REAS, said parcel of land, being without zone classifi-
cation, the Ci ty Planning and Zoning Commission held Public
Hearings which concluded on October 24, 1978 to zone said newly
annexed parce l to R-1-C, Single-Family Residential; and
WHEREAS , the Plann i ng and Zoning Commission has considered
the proposed amendment and map change and has submitted its favor-
able recommend a t i on t o the C ity Counc i l therefor; and
WHEREAS , pursuant t o Section 22.3 of the Comprehensive
zoning Ordinance, a Public Hea ring was held before the City
Council Decembe r 1 1, 1978 t o zone said newly annexed parcel of
land accord ing to the above classification; and
WHEREA S , pub l ic n ecess i ty, convenience, health, safety,
the general we l fare and good zoning practice justify the proposed
amendment t o the said Official zoning Map, as hereinafter set
forth.
NOW , THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF
THE CITY OF EN GLEWOOD, COLORADO, as follows:
Section 1.
The following descr i bed property shall be zoned from an
unzoned class i fication, as a newly annexed parcel of land, to
R-1-C, Single-Family Residential:
4691 S. Ma r i posa Dr. -Zoning

"Be1inni111 at the Northwest corner of Plot 13, Bell Isle
GardeD8, Arapahoe County, Colorado. Thence South 12°55' East
a distance of 579.14 feet to the true point of beginning, said
true point of beginning also being a point on the City Limits
line of Englewood, Colorado; thence continuing South 12°55'
Bast along said City Liaite of Englewood, Colorado, a distance
of 275 feet to the southerDJIOet corner of Plot 13, Bell Isle
Gardena ; thence North 08°05' East along the City Limits of
B111lewood a distance of 271 feet 110re or less; thence South
89 °47 ' West and parallel with the northern line of Plot 13, a
dia t ance of 99.6 feet aore or lees to the true point of be-
g i nning ; said tract of land containin& .307 acres more or

The Offici al Zon i n g Map of the City of Englewood, Colorado,
hereby is amended a ccord i n gly.

the 20th day of November , 1 978.
