ORDINANCE NO. 22 , SERIES OF 1976
AN ORDINANCE REZONING A CE~TAIN PARCEL OF LAND IN NORTHWEST
ENGLEWOOD, ARAPAHOE COUNTY, STATE OF COLORADO, FROM R-1-C,
SINGLE-FAMILY RESIDENCF.,TO R-2-C, MEDIUM DENSITY RESIDENCE,
AND AMENDING THE OFFICIAL ZONING MAP ACCORDINGLY.
WHEREAS, pursuant to Section 22.3 of the Comprehensive
Zoning Ordinance, a Public Hearing was held before the City
Planning and Zoning Commission on April 13, 1976 to rezone
a certain parcel of land within the City from R-1-C, ~ingle
Family Residence, to R-2-C, Medium Density Residence; and
WHEREAS, said Planning and Zoning Commission has con-
sidered the proposed amendment and map change and has submitted
its favorable recommendation to the City Council therefor: and
WHEREAS, pursuant to Section 22.3 of the Comprehensive
Zoning Ordinance a Public Hearing vas held before the City
Council on May 24, 1976 to rezone said parcel according to
the abov~ desi9nation1 and
WHEREAS, public necessity, convenience, health,
safety, the general welfare and good zoning practice justify
the proposed amendment to the said Official Zoning Map, as
hereinafter set forth.
NOW, THEREFORE, BE IT ORDAINTED BY THE CITY COUNCIL
OF THE CITY OF ENGLEWOOD, COLORADO, as follows:
Section 1.
The following described property shall be rezoned
from R-1-C to R-2-C:
Beginning at a point 194.94 ft. mouth of the N.W. corner of
tbe SW 1/2 NW 1/4 Section 28, T 4 S, R 88 W of the 6th P. M.
and on the west line of said Section 28, said point also being
the intersection of centerline of the N 1/2 of Block 14, Evans
Park Estates extended, and the centerline of South Zuni StrPet:
thence south along the centerline of South Zuni Street and said
west line of Section 28, a distance of 3247.18 feet more ~r

• less, to the point of intersection with a line extended fro•
the s outh lot lines of Lota 1 -19, Block 13, Southlawn Gardens;
thence east along said lot lines extended a distance of 1316.7
f'ec t more or less to the point of intersection with the center-
li re o f So uth Tejon Street; thence north along said centerline ~ distance of 3241.45 feet more or less to the point of inter-
sec t ion with the extended centerline of the alley in Block 93,
Sh er i dan He ights Subdivision; thence west a distance of 1314.78
feet more or less to the point of beginning. All of the afore-
sai d tr act lies within the City of Englewood, Arapahoe County,
Colorado a nd contains 97.995 acres more or less.
Section 2.
The Off i cial 7.oning Map of the City of Englewood, Colorado,
hereby is amen ded accordingly.
