INTRODUCED AS A BILL BY COUNCILMAN MANN
BY AUTHORITY
ORDINANCE NO. 42 , SERIES OF 1976
AN ORDINANCE ZONING A NEWLY ANNEXED PARCEL OF LAND TO THE
CITY OF ENGLEWOOD, ARAPAHOE COUNTY, STATE OF COLORADO, FROM
AN UNZONED CLASSIFICATION TO I-1, LIGHT INDUSTRIAL DISTRICT.
WHEREAS, the property described herein was annexed
to the City of Englewood, by Ordinance No. 36, Series of 1976;
and
WHEREAS, pursuant to Section 22.1-7 of the Com~rehen
sive Zoning Ordinance any area of land annexed to the City
after the effective date of said Comprehensive Zoning Ordinance
shall be considered to be without zone classification; and
WHEREAS, said parcel of land, being without zone
classficiation, the City Planning and Zoning Commission held
a public hearing on July 27, 1976 to zone said newly annexed
parcel to I-1, Light Industrial District; and
WHEREAS, the Planning and Zoning Commission has
considered the proposed amendment and map change, and has
submitted its favorable reconunendation to the City Council
therefor; and
WHEREAS, pursuant to Section 22.3 of tho Comprehensive
Zoning Ordinance a Public Hearing was held before the City
Council on August 23, 1976 at 7:30 P.M. to zone said newly
annexe d parcel of land according to the above classification;
and
WHEREAS, public necessity, convenience, health,
safety, the general welfare and good zoning practice justify
the proposed amendment to the said Official Zoning Map, as
hereinafter set forth.
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL
OF THE CITY OF ENGLEWOOD, COLORADO, as follows:
Section 1.
The following descri~d property shall be zoned
from an unzoned classification, as a newly annexed parcel of

land, to I-1, Light Industrial District:
A tract of lend lyfng partly fn the SN 1/4 NE 1/4~ and partly tn .the
SE 1/4 NW 1/4 of Section 9, TSS, 'R68W of the 6th P.M., County of Arapahoe,
State of Colorado, said Tract befng the two parcels (combined) described
f n Book 686 at page 44 together wfth that part of the 40 foot wide South
Windermere Street lytng adjacent to and West of said Tract as described in
Book 692 at page 121 111 of the Arapahoe County Records, which Tract is more
particularly described as follows: Begfnnf"g at 1 pofnt.whtch ts the inter-
section of the East line of the right-of-way of the Denver and Santa Fe Rail-
road, also known as the Atchison, Topeka, and Santa .Fe Railway, which ltne ts
also the West line of South Windermere Street as described fn Book 692 at page
121 of the Arapahoe County Records, with the North ltne of the SE 1/4 NW 1/4 :
of Section 9, TSS, R68W; thence Easterly. alon' the North 11ne of the SE 1/4
NW 1/4 of said Section 9, 1 distance of 40.81 eet to the NW corner of the two
parcels (combf ned) described tn Book 686 at page 44 of the Arapahoe County
Records• thence (along the boundary of the two parcels (combined) described fn
said Book 686 at page 44 the following courses · and distances) conttnutng along
the last described course, 1 distance of 75.51 feet .to the NE corner of satd
SE 1/4 NW 1/4• thence, on an angle to the left of 0•5•10"1 along the North
ltne of the SW 1/4 NE 1/4 of said Section 9, a distance of 330.00 feet; thence,
on an angle to the right of to•o•o•, a distance of 220.90 feet; thence, on an
angle to the rfght of 90•0•0•, 1 distance of 195.32 feet; thence on an angle
to the left of 90•0•0•, 1 distance of 220.90 feet; thence on an angle to the
right of 90•0•0•, a distance of 300.14 feet to the SW corner of the two parcels
(combined) described tn safd·Book 686 at page 44; thence, departing from the
boundary of two parcels (cOlllbined), conttnutng along the last described course,
a distance of 40.82 feet to the East lfne of said Denver and Santa Fe Railroad
which lfne fs also the West ltne of South Windermere Street as described in said
Book 692 at page 121; thence on an angle to the right of 101°30'19" along satd
East line of the Denver and S1nt1 Fe Raflroad and along satd West line of South
Windermere Street, a distance of 451.03 feet to the point of begtnnfng contatn-
tng 3.9928 acres more or less.
Section 2.
The Official Zoning Map of the City of Englewood,
Colorado, hereby is amended accordingly.
