Building , height of: The vertica l dis t an c e measured f rom the adjoining curb le v el to th e highest p oint of ceiling of the top story in the case of a fla t roo f; t o the d e ck line of a mansard roo · and t o the top of the h i gh es t po i nt o f a gable, hip, or gambrel roof; provid ing, howe ve r, that whe re buildings are set bac from the stree t l ine , the h e ight of the bu il ding may be measured from the a v erage e l e va tion o f the fi nished lot grade along the r nt lin e o f t h e bu i l d i n g . ' • • • ..... Floor area: The area of a building measured from the center of the walls, but not including courts, open porches, garages, cellars, or basements, whether finished or unfinished. Lot coverage: That percentage of the lot area which may be occupied by buildings and/or structures. Carports, garages and parking structures shall not be included in lot coverage. Lot line, f r The shortest lot frontage. Section 2. That Section 22.8 entitled "Definitions" of the Comprehensive Zoning Ordinance, being Ordinance No. 26, Se ri es of 1963 as amended, is hereby further amended by adding the following new definitions thereto: Da~ c are center: An agency, organization, or individual pro- vi ing day time care of five or more children not related by blood or marriage to, or not the legal wards or foster children of, the att e ndant adult. Care of two or more children is not permitted unless currently licensed by the State. Landscaping: Grass, shrubs, trees and vines, with other dec- orative material. Office : A room or building in which a person transacts his business or carrie s on his stated occupation. Open space: An unoccupied space open to the sky on the same lot with the building. Parking structure: An accessory structure or a portion of a structur e permitted as a Principal Use, designed for the park- ing o f motor vehicle s belinging to the occupants of the Prin- cipa l Use and for their invitees. The term shall include both underground and above ground ramp access or mechanical access parking structures. The sides of the above ground parking structure shall have not less than SO per cent enclosure. Professional off i ce: The office of a person engaged in any occupation, vocation, or calling, not purely commercial, mechanical, or agricultural in which a professed knowledge or skill in some department of science or learning is used by its practical application to the affairs of others, either advising or guiding th em in serving their interest or welfare through the practice of an act founded thereon, such as medical doctors, denti s ts, atto r neys-at -law, architects or engineers . -2- • • }o ·,1 .. • • Useable open s pac e : On si te space which is absent of any build- ing or stru c ure. p e n s ace could cont ain, but is not limited to the followin : s ide wa lks, trellises, s wings, arbors, swimmi n g pool s , nn i s courts, and landscaping.
