ORDINANCE NO. 5, SERIES OF 1960
AN ORDINANCE AMENDING PARAGRAPH 13 OF SF.cTION 5 OF ARTICLE IV, "R-1-D ZONE
DISTRICTS," OF ORDINANCE NO. 45, SERIES OF 1955, OF THE ORDINANCES OF THE
CITY OF ENGLEWOOD, COLORADO, KNOWN AS THE "ZONING ORDINANCE OF THE CITY OF
ENGLEWOOD," BY ADDING THERETO A SUB-PARAGRAPH <(c) TO PROVIDE THAT BUILDING
SITES WITH 50-FOOT FRONTAGE MAY BE PERMITTED BY ACTION OF THE BOARD OF
ADJUSTMENT AND APPEALS, AFTER A PUBLIC HEARING, WHEN CERTAIN CONDITIONS
THEREIN SPECIFIED ARE FOUND TO EXIST.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF ENGLEWOOD, COLORADO:
Section 1. Paragraph 13 of Section 5 of Article IV, "R-1-D Zone
Districts," of Ordinance No. 45, Series of 1955, of the ordinances of
the City of Englewood, Colorado, known as the "Zoning Ordinance of the
City of Englewood," is hereby amended by adding thereto a new sub-para-
graph (c), which shall read as follows:
"(c) Where vacant ground exists in an R-1-D zone district,
and such ground is already subdivided into 25-foot
lots, a maximum of three adjoining building sites each
with 50-foot frontage may be permitted by action of the
Board of Adjustment and Appeals after a public hearing.
The Board may grant a variance for a total of three
building sites on such lots after said public bearing
if all the following conditions are found to exist:
(1) The subject area is bounded by occupied sites
with structures and/or public rights-of-way.
(2) No building site so granted is less than 50
feet in frontage and 6000 square feet in area.
(3) No more than three adjoining building sites
can be located in the subject area.
(4) The issuance of building permits on such sites
facilitates development consistent with existing
housing and fosters a general improvement in the
neighborhood."
Passed on First Reading by the City Council of the City of Englewood,
Colorado, this 15th day of February, A.D. 1960, and ordered published in
full in the Englewood Herald and Enterprise.
Passed on Final Reading by the City Council of the City of Englewood,
Colorado, this 7th day of March, A.D. 1960, and ordered published in full
in the Englewood Herald and Enterprise.

Arapahoe, State of Colorado, do hereby certify that the above and foregoing
ordinance was introduced , read, passed and ordered published as a bill in
the Englewood Herald and Enterprise at a regular meeting of the City Council
held on the 15th day of February, A.D. 1960, and that at least 7 days after
above publication as a bill, the above ordinance was approved, adopted and
ordered published in said legal newspaper by the City Council at a regular
meeting held on the 7th day of March, A.D. 1960, as Ordinance No. 5, S8ries
of 1960, of said City.
