THEREOF FROll R-2-A (RESIDENTIAL) AND R-1-D (RESIDENTIAL) ALL IN THE CITY
OF E.NGLDOCW>, COUNTY OF ARAPAHOE AND STATE OF COLORADO.
WHEREAS, application bas been aade for the rezoning of certain
property hereinafter described fro• R-2-A (Reeidential) and R-1-D
(Residential) classifications to R-3-A (llulti-Faaily Residential)
classification as hereinafter set forth, and the City Planning Commission
bas recommended approval of such change in zonin1; and,
BEREAS, public notice bas been 1iven of such proposed re-
zoning by one publication in the Enflewood Herald and Enterprise, a
newspaper of general circulation wi bin the City, and the oltlclal
newspaper of the City, at least fifteen (15) days before the public
bearing on such rezoning, and notice of such proposed rezoning bas
been posted on the property for fifteen (15) consecutive days prior
to such bearing, as required by ordinance; and,
WHEREAS, public bearing was beld pursuant to the aforesaid
notice by the City Council of the City of ED1lewood in the Council
Cbaabers of the City Ball, 3345 South Bannock Street, Englewood,
Colorado, on the 18th day of Au,ust, A.D. 1958, at the hour of 8:00
P.11., at which bearing 8 persons appeared to protest or oppose the
proposed change in zoning; and,
HEREAS, the public necessity, convenience, general welfare
and good zoning practices justify the change in zoning of the
hereinafter described property froa R-2-A (Residential) and R-1-D -
(Residential) classifications to R-3-A (llulti-Paaily Residential)
classification as hereinafter set forth:
MOW THEREFORE, BE IT ORDAIJlfBD BY THE CITY COUNCIL OF THE
CITY OF ENGLEWOOD, COLCllADO:
Section 1. The zoning of the hereinafter described property,
located within the City of Englewood, Colorado, is hereby changed
fro• R-2-A ,(Residential) classification to R-3-A (llulti-Family
Residential) classification, as hereinafter set forth, to-wit;
Both sides of the 3500 Block on South Washington
Street except the North 100 feet thereof, more
particularly described as:
Lots 5 to 25, Block 1, Higgins En1lewood Gardens,
and Lots 26 to 46, Block 2, Biggins Englewood Gar-
dens, from R-2-A (Residential) classification to
R-3-A (llulti-Family Residential) classification.
Section 2. The zoning of the hereinafter described property,
located within the City of Englewood, Colorado, is hereby changed from
R-1-D (Residential) classification to R-3-A (llUlti-Family Residential)
classification, as hereinafter set forth:
The West half of the 3500 Block on South Clarkson
Street except the North 100 feet thereof, more par-
ticularly described as:
Lots 26 to 46, Block 1, Bi11ins ED1lewood Gardens,
from R-1-D (Residential) classification to R-3-A
(llulti-Faaily Residential) classification, all in
Arapahoe County, Colorado.
Section 3. The City Council hereby finds, determines and
declares that the hereinabove change in zonin1 is justified by the
public necessity, convenience, general welfare and good zoning practices.
Sectioa 4. The City Council hereby finds, determines and
declares this ordinance is necessary for the i111aediate preservation
of the public peace, health, safety and convenience.
Section 5. In the opinion of the City Council an emergency
exists; therefore, this ordinance shall take effect and be in force
fro• and after its final passage and publication.
