FRONTAGE PER BUILDING SITE .
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF ENGLEl<JO OD, COIDRADO:
Section 1. That a petition signed by more than fifty (So%) per cent of the
Owners of the territory described as;
Be ginning at th e intersection of the center
line of West Mansfield Av e nue with the center line
of South Huron Street, which point is also
the Northwest corner of the SW ~ of Section 3,
Township 5 South, Range 68 West of the 6th P.M.J
thence S outh along the center line of South Huron
Street 1119 a distance of 6)0-feet, more or less, to
the point of i nte rsection of said center line with
the East-West extended center line of West Nassau
Avenue ; thence Ea st along the extended center line of
We st Nassau Avenue, also the city limit line of
the City of Enelewood, to the West right of way
line of the City Ditch; .t h ence North and North-
easterly along the West r ight of way line of the
City Ditch, als o the city limit line of the City
of Englewood , to the center line of West Manaf ield
Avenue ; thence West along the center line of West
Mansfield Av enue to the point of beginnine ;
was properly filed requestine the a nnexation of said territory to the City of
Engle\:ood, Colorado.
Section 2 . That said petition was siened by more than fifty (50%) per cent of the
resident land o~mers in said territory.
Section J . That said petiti on was in conformity with Chapter 314 1 1947 Session Laws
of Colorado, and was accepted by the City of Enelewood by Resolution in accordance
with statu:be . That publication of Notice of Acceptance has been made in accordance
with law, and no Counter-petition s have been f iled within the statutory period allowed.
Section 4. That the said herein described property be, and it is hereby, declared
annexe d to the City of Englew ood, Colorado, a nd made a part thereof, pursuant to
Section 2, Chapter 314 , 1947 Session Laws of Colorado.
Section 5. That said hereinbefore described property be , a nd it is hereby, declared
and designated an "R -1 Residence District" under Ordinance No. 3, Series of 1940
of the City of Eng lewood, Col ora do, as ame nded, and the Zoning Map ~nich is a part
thereof and subject to the use , heieht, a r ea a nd other re g ulations of Section 3
of said Ordinance No . 3, Series of 1940, except as hereinafter provided, to-wit:

Each dwellinL or res idenc e erected on the within described property
shall be not less than 8(X) square feet, exclusive of garage and breezeway,
measured on the outside walla.
Every building or residence erected or structurally altered on the within
I des~ribed-p ropertY, shall provide a lot area of not less than 7,200 square
feet per family. l
Each lot or site upon which a residence or dwelling is hereafter erected
or structurally a ltered on the within described property shall have a
minimum frontage upon the street per lot or building site, of 58 feet.
Sec t ion 6 . The Ci ty Council hereby find s , dete rmines and declares that this
Ordinance is necessary f or the immed iat e preserv a tion of the public peace,
health, safety and conv e nience.
Sec tion 7. In the opinion of the ~i ty Council an emereE!'lcy exists; therefore,
t his ordfiiance shall take eff ec t a n d be in f orce from and a fter its f inal pa ssage
and publication .
Passed on First Read in g by the City Counc i l of the City of Englewood, Colorado,
this 16th day of August , A. D. 19 54, and ordered published in the Englewood Press.
