WHEREAS, it is necessary for the City of Englewoo d t o
train it s police officers in fire arms use; a nd
WHEREAS, the City of Eng lewood , along with o ther juris-
di ctions, has created a n entjty known as the "Multi -J urisd i ctional

for use by the Multi-Jurisdictiona l F ire Arms School to t rain police
officers.

Section 1 . A·1 agreeme n t t itled "Lease of Real Prope r t y " be tween
a nd amo ng the City of Englewood a nd the Governin g Board of the
Multi-Jurisdic tio nal f'ire Arms lta n gc Fncilit)', orqn nized und er the
laws of the State of Colorado, consisting of 21 pages , generally
provides as follows :
The term of t he lease sha ll be for a f ive-year per i od of
time terminating May 7 , 19B7 , subject to ren ewa l to Ma y 7 , 1 99 2 .
The rent for said property shall be t he sum of One Dol l ar ($1) per
year. Th e us e o f the real property shall be fo r a multi -jurisdic-
tion al fire arms school and waste and nuisance ,re spec ifically
prohibited . The lessee shall not encumber the pro perty , sha ll not
sublet or assig n without arproval of t he City o f Englewood . Taxes
and assessments , if any , shall be paid by t he lessee subject t o
allowing le ssee t o contest tax es if any may be imposed. The lessee
may construct tho se improvements nec e s s ary to carry out the us es
afo redesc ri be d a nd s hall mai nt a in t he s am e . Ut ilities s hall be
paid by lessee . It shall be l e ssee's d u t y to keep the premises

free of lie ns and shall contest any liens if the same be im po sed. I
Less ee s hal l i ndemnify l es sor for any activity arising from l essee 's
actions . The le ssee s ha l l ma in tain in surance on the pro perty and
shall pu y a ll premiu ms there on . Shou l d th.:, pro per t y ·be taken by
em i nent domain, the lease s hall be considered terminated. Up on
termi na tio n of the lease . t he City of Englewood s hall become t he
owne r of a,~ building or improvements on the property. The Ci t y of

payment of specified sums to the Mul ti-Jurisdictio nal Fire Arms
Ran ge Facil i ty. Those sum s ar e based upon a construction cost
