Resto r ation. Gran tee agrees tha t after the construction, mai ntenance , repair , replacenent , or enla rgement of any of the Lines and Appurtenances , Grantee shall r estor e the surCace of the F.asement Property as nearly as reasonab ly possible to the grade a nd condition it was in imnediate ly pr i or to said construction , main t e nance , repair , replacement , or enlargement , exce pt as may be necessary t o accoornodate the Lines and Appurtena nces. Grantee agrees to restore a nd repair any improveme nts of Gr a ntor on the F.asement Property which are damaged , modified or a l tered by Grantee during said construction , maintenance , repair , replacenent or en l argemen t. Gran tor covenants and agrees not to construct , e rect , place or plan any 11 Improvements 11 , as herei nafter def i ned , on the F.asenent Property without obtaining the prior writte n consent of Gr antee . "Improvements " shall rrea n any structure or build i ng. Grantee sha ll have the right to renove , without a ny lia bi l ity to Grantor , a n; improvenents const ructed , Greeted , pl aced or planted on the F.asement Property without Grantee 's hav ing r ,1tai ned the prior writte n c onsent o f Grante r . 7 . Rights o( Gr antor.
