WHEREAS , the Ci ty of Englewood and Arapahoe Community Colleg Area Career and Technical School (ACTS) became involved in a two-year Co mprehen sive Building Trades program for high sc hool stude nts and ad ult s to hn vc n "hands-on" experience in buildin r a home from the ground up throughout the school year: and WHEREAS , the City Counci l of th e Cit y of Englewood approved the Cit y purch as q ;i 2394 West Wesley Avenue by the passage of Ordinance No. 45 , Series 2005: and WHEREAS, the propeny origina ll y known as 2394 West Wesley Avenue wa s re- subdivided admin:s trati ve ly int o three smaller si tes known as 2370 , 2380 and 2390 v."c:· Wesley Avenue ; and WHEREA S, the Englewood City Co uncil auth orized an Int ergovernment al Agreement wit h the Arapahoe Cmmnunity College/Area Ca reer and Technical School to build one single fami ly re sidence on the site wi th the passage of Ordinance No . 28 . Series 2007; and WHEREAS , the Ci ty ac ted as developer by providing cons tru cti on fund s from the Housing Rehabilitation Fund and a si te co ntractor wa s hired 10 coordinate the day•t o-Oay bui lding activities with the !\CTS in st ru ctor and student s: and WHEREAS , tlw :\rapa hoc Co mmunity Co ll ege/Ar • a Ca re er and Technical School (ACTS) is comp let io1g the construc tion of a single family hou se at 2370 West Wesley A venu e, with the proceed s of any sale to be rctumcd to the Housing Rehabilitation Fu nd; and: WHERE AS. the passage of thi s propos ed Ordinance wi ll appr0ve the sale of thi s propcn y: NOW . Council ap proved Ordinance 28, Seri es 2007, auth orizing an IGA with the Arapahoe Comm uni ty Coll ege / Area Ca ree r and Tec hnica l Sch ool to build one sin gle fa mily res id ence on th e site. RECOMMENDED ACTION Staff recommends City Counc il approve a Bill fo r an Ordina nce auth o rizing the sa le of 2370 W es t Wesley Ave nu e . BACKGROUND, ANALYSIS, AND ALTERNATI VES IDENTIFIED Th e properly origin all y known as 2394 West Wesley Ave nue was re-subdi vid ed administra ti ve ly in to three sma ll er sites known as 23 70, 23 80 and 2390 West W es ley Ave nu e. Th e Arapa hoe Community Coll ege/Area Caree r and Tech ni ca l School (ACTS) is completing th e co nstru ct ion of a single fam il y house at 2370 West Wesley Ave nu e. The ho use is schedu led fo r com pletion by th e end o f May 2008 . The sales p rice of th e ho us e will be based on a market an alysis of th e comp leted home. Th e sa les p ri ce w ill cover th e costs of land ac quisiti on, cons tru cti on, and rea ltor's fee . A pr ofessiona l rea lto r will be h ired 10 market th e p rope rty fo r sale. All procee ds fr om th e sa le w ill be return ed 10 th e H o usi ng Rehabilita ti on Fund (Fu nd 46). Adve rtisi ng th e house for sa le prior 10 completio n will maximize the sa les tim e and , if under co ntr act w ithin th e next 2 months , allow the buye r to se lect th e color of inte rio r and ex teri or pa int, type and co lo r of fl oor c overi ngs , applian ce s, etc. If an offer 10 p urch ase th e prop erty is receive d fr om any City of Englewood employee, th ei r fa mily m em bers, c•r any business in which a City emp loyee has a financia l interest , th en staff w ill subm it th e offer to th .
