Y RESIDENC E AT 23 60 SOUTH ZUNI STREET PURSUANT TO THE INTERGOVERNMENTAL AGREEMENT BETWEEN THE CITY OF ENGLEWOOD AND ARAPAHOE COMMU! TIY COLLEG E/AREA CAREER AND TECHNICAL SCHOOL. WHEREAS , the Cit y of Englewood and Arapahoe Community Colleie/Area Career and Technical School (ACTS) became involved in a two-year Comprehensive Build ing Trades program for high school students and adults to have a "hands-on" experience in building a home from the ground up through out the sc hool year; and WHEREAS, the City acted as developer by pro viding constrJction funds from the Housing Rehabilitation Fund and a site contractor was hired to coordinate the day-to-day building activities with the ACTS instructor and stud ents ; and WHEREAS, the house was built at 2360 South Zuni Street per Ordinance No . 14, Series of 2006, with the proceeds of any sale to be returned to the Housing Rehabilitation Fund ; and WHEREAS , the hou se at 2360 South Zuni Street is expected to be co mpleted by the end of Ma y 2007 ; and WHEREAS, advenising the house for sale prior to completion will maximize the sale time ; NOW , THEREFORE , BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF ENGLEWOOD , COLORADO , THAT : ~-City Council hereby authorizes the sale of 2360 South Zuni Street in the ACTS Program, which property is legally described as follows: Lot 2, Southlawn Gardens Annex, Filing No . 4 County of Arapahoe, State of Colorado. ~-The Mayor and City Clerk are authorized to sign and attest all papers necessary to complete this sale. This property was also approved for resubdivision into four sites . 2360 South Zuni Street is one of the created sites . Council approved O,dinance 14, Series 2006 , authorizing an IGA with the Arapahoe Community College / Area Career and Technical School to build one single family residence at 2360 South Zuni Street RECOMMENDED ACTION Staff recommends Coun,J approve a Bill for an Ordinance authorizing the sale of the property located at 2360 South Zuni Street. BACKGROUND, ANALYSIS, AND ALTl:RNATIVES IDENTIFIED The Arapahoe Community College Area Career and Technical School (ACTS) is completing the construction of a single family house at 2360 South Zuni St reet. The house was intended to be sold upon completion d construction . The house is scheduled for completion by the end of May 2007 . The sales price of the house will be based on a market analysis of the completed home. The sales price will cover the costs of land acquisition, construction, and realtor's fee. All proceeds from the sale will be returned to the Housing Rehabilitation Fund (Fund 46). Advertising the house for sale prior to completion will maximize the sales time and, if under contract wi1hln the next 3 months, allow the buyer to select the color of interior and exterior paint type and color of floor coverings, appliances, etc. If an offer to purchase the property Is received from any City of Englewood employee, their family members, or any business in which a City employee has a financial interest then staff will submit the offer to City Council for final approval of the sale.
