AN ORDINANCE AUTHORIZING THE SALE OF A SINGLE FAMILY RESIDENCE AT
23S0 SOUTH ZUNI STREET PURSUANT TO THE INTEl<.GOVERNMENTAL
AGREEMENT BETWEEN THE CITY OF ENGLEWOOD AND ARAPAHOE COMMUNITY
COLLEGE/AREA CAREER AND TECHNICAL SCHOOL.
WHEREAS, the City of Englrwood and Arapahoe Community College/Arca Career and
Technical School (ACTS) be ca me involved in a two-year Comprehensive Building Trades
program for high school students and adults to have a "hands-on" experience in building a
home from the ground up throughout the school year; and
WHEREAS, the City acted as developer by providing construction funds from the Housing
Rcbbilitation Fund and a site contractor was hired to coordinate the day-to-day build ing
activities with the ACTS instructor and students ; and
WHEREAS, the house was built at 2350 South Zuni Street per Ordinanc e No . 15, Series of
2005, with the proceeds of any sale to be returned to the Housing Rehabilitation Fund ; and
WHEREAS , the house at 2350 South Zuni Street is nearing completion and ready for sale in
the near future .
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
ENGLEWOOD, COLORADO, THAT:
~. City Council hereby authorizes the sa le of 2350 South Zuni Street in the ACTS
Program, which property is legally described as follows:
Lot 4, Southlawn Gardens Annex, Filing No. 4
County of Arapahoe , State of Colorado.

to complete this sale.
Introduced, read in full , and passed on first renting on the I" day of May , 2006.
Published as a Bill for an Ordinance on the 5'' day of May , 2006.

COUNCIL GOAL AND PREVIOUS COUNCIL ACTION
Council approved Ordinance 83, Se ri es 2000 acquiring 2399 West Wesley Avenue. This property
was also approved for resubdivision into four sites. 2350 South Zu ni Street is one of the created
sites.
Council approved Ordinance 15, Series 2005 au th orizing an Intergovern mental Agreement (IGA)
with the Arapahoe Community College for the Area Career and Technical School to build o ne
single-family residence at 2350 South Zuni Street.
RECOMMENDED ACTION
The Community Developm en t Department recommends Council adopt a Bill for an Ordinance
authmizin g the sa le of 2350 Sou th Zuni Street.
BACKGROUND, ANALYSIS, AND ALTERNATIVES IDENTIFIED
The Arapahoe Community College Area Career and Technical School (ACTS) is completing the
construction of a single-family house at 23o0 Sou th Zun i Street. The house is intended to be so ld
upon completion of cons truction. The house is scheduled for completi on by th e end of May 2006.
The initial sale pri ce will be based on a market ana lys is to be obtained at the completion of
construction. The sa le price will cover th e cos ts of land acquisition, constru ction and rea ltor's fee.
All proceeds from the sa le w ill be re turn ed to th e Housing Rehabi litation Fund (Fund 46).
If an offer to purchase th e property is received from any City of Englewood employee, th ei r fami ly
members, or any business in which a Ci ty employee has a financial interest, then staff will submit
the offer to City Council for final approval c : the sale.
FINANCIAL IMPACT
Fund 46 covers all costs of developmen t. There is n o other financial impact to the City.
