WHEREAS , with the redevelopment of th e Cinde rell a City area and th e realignment of Girard A venue, this sma ll parcel , consisting of approximately 18 ,020 sq uare feet , is of no practical use to the EURA; and WHEREAS , the most appropriate use is parking in conjunction with th e former Ci ty Hall site; and WHEREAS, th< 1 rans fer of this parcel will facilitate the redevelopment of the ol ·J City Hall site and would retun-i.he propeny to the property tax rolls within the urban renew ~! area. NOW, THER EF ./RE, BE IT ORDAfNED BY THE CITY COUNCIL OF THE CITY OF ENGLEWOOD, C::!•ORADO, THAT : Section I. The City Council of the City of Englewood, Colorado, hereby accepts the transfer of Lot I, Block 2, of the Girard Place Subdivision, to the City from EURA. BACKGROUND : p i ing the subjec t propert y tran sfer from the The Englewood U rb an Renewa l Au th ori ty (EURA) owned the subject property that was used for many ye ars as a part of the former Englewood City H all parking lot at 3400 5. Elati St. The EURA property, is know n as Lot 1, Block 2, Girard Pl ace Subdivision. TI1 e 18 ,020 sq uare foot parce l was previously use d as an access to th e underground parking at Cinderella City. The property was a remnant of th e land ac- quired for r elopment of what became th e Phar-Mor Sh opping Center. Th e property was isolated across th e ... eel from th e shopping ce nter in 1987 with th e dedication of th e West Girard Aven ue right of way on the Girard Plac e Subdivision. Durin g the last th ree years, th e Ci ty constructed Englewood Park way to replace West Girard Ave nue between Ch erokee and Elati Streets . The new parkway split the former City Hall parkin g lo t and the EURA parcel is now no rth side of Eng lewood Parkway. In 2002 , th e Englewood City Coun cil supported th e Eng lewcod En vironmental Foundation in the sa le of th e former City H all property for rede velopment. A purchase con trac t was rece ntly accepted from a de velopment group that plans to build a two or three story medical building wi th retail uses on the ground noo r faci ng Englewood Parkway. Th e pending sale includes land o n th e north si de o f Engle- wood parkway including the subjec t parce l and adjacen t property. Th e sale is in th e due dili ge nce p e- riod with a clos ing ex pec ted in Ap ril. The EU RA wa s .,s ked to tran sfer th e subjec t prope::ty to th e City fo r inclu sion in th e City H all pro perty redevel opment.
