appli ca tio n requ ests rezo ning from B-1 Busin es s Dis tri ct to Pl ann ed U nit Development to all ow th e
ad di tio n of a fuelin g faci li ty as a pe rmitted prin cipal us e and a sea sonal gard en center as an
accesso ry us to th e standard B-1 zone us es.

th e PU D O rdi nan ce. Th e fo rm al PU D applicati on was subm itt ed on August 3 1, 200 1. Th e
Develop ment Re view Team and out side age ncies reviewe d the proposa l. The PUD Di stri ct Pl an and •
th e Si te Plan were combi ned and submi tted as one doc umen t fo r co nside ratio n by th e Plannin g and
Zonin g Commissio n.
The sit e is loca ted at the north wes t co rn er of the int ersec ti on of So uth Loga n Street and US

Th e fuelin g faci li ty is proposed in th e so utheast ,.,·,,er of th e site ar,a u1cl udes six (6) multipl e
produ ct di spensers ( 12 gas pump s), an att end an t k1vsk, ,nd air pump station. A 106 fee t by 45 feet

providing justifi cati on for th e proposa l under 16-3-6: Standa rds for Zoning and
Rezoning of th e En glewood M uni cipa l Code. This Section pertain s to the zoning
,111d rezoning of prop erty, but does not app ly in Case PUD 200 1-02 . Though thi s
case invo lves the rezonin g o f property, it is an app licati on for a Planned U nit
Development and thu s th e Commiss io n is req uired to apply th e standards
es tabli sh ed in 16-+15 : Plann ed Unit Developm ent (PUD J Zone Distri ct. The
Plannin g and Zon ing Commiss ion is required to make the following findings
