SERIES OF 2001
A RESOLUTION DESIGNATING THE 2734 SOUTH ACOMA STREET AS AN HISTORIC
PROPERTY IN THE CITY OF ENGLEWOOD, COLORADO.
WHEltEAS, the Englewood City Council enacted a Historic Preservation Ordinance in an
effort to praaerve, protect and pro me · · the value of historic properties located within the City
of Englevtood; and
WHT>REAS, the bouae located at 2734 South Acoma was erected in 1919; and
'N"dEREAS, this structure is representative of the "arto and crafts" style interior, and
architectural type which is valuable for the study of this period; and
WHEREAS , the fireplace is constructed with rock indigenous tc, Colorado and the
windows throughout reflect unusual markings indicating a rare window-making technique
which epitomizes a scyle of home built in early Englewood; and
WHEREAS, one of the early owners of the property, George I. Sclieneman, waa a popular
woodworker in Englewood and utilized this property as bis office; and
WHEREAS, 2734 South Acoma Street meets all of the criteria set forth in the Englewood
Historic Preservation Onlina.uce:
it is at least 50 years old ; and
it is a structure connected to a person significant to the history of Englewood; and
it reflects the broad social history of Englewood ;
WHEREAS, the Englewood Planning and Zoning Commission held a Public Hearing on
August 21, 2001 and the Englewood Planning and Zoning Commiaaion recommended
designation of 2734 South Acoma Street as a privately owned, Englewood Historic property;
NOW , THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF
ENGLEWOOD, COLORADO , THAT:

OITERIA FOR HISTORICAL ~ESERVATION APPLICATION
1. All buildings, structures or districts: The Pl1nnlng and Zonln9 Commission sh al l use '\le
following criteria to determine whether a building, structure or district has archltecll ti
or hlslcric significance :
A. Only buildings or structures which have been in existence for at least fifty (SO) years,
or di,tricts in which the majr ·ity of structures have been in existence for ~t least fifty
(SO) years may be designateo . In addition, such building, structure or disbi~ must
also meet one of the follow ing criteria:
A building, structure , or a majority of structures within a district which have
some connection to events or persons significant to the history of the City of
Englewood, Arapahoe County, the State of Colorado, or the United States;
or
ii . A building, structure or a group of structures within a district which embody
distin~uishing characteristics of an architectural type inherendy valuabl~ for a
study of a period, style, method of construction, or of indlge~ous materials
or craftsmanship ; or
iii . A building, structure or a group of structures within a district which
exemplifies or reflects the broad culture, political , economic, or social history
of the City of Englewood, Arapahoe County, thl! State of Colorado, or the
United States; or
iv . Those buildings , structures or districts within the City which are listed in the
National Register of Histo ri c Places shall be cons t 1Jed as having local
historic designation, and subject to the same provisions as an y local historic
building, structure or district
2. Districts : The Planning and Zon ing Commiss ion shall use the fo llowing additional
criteria to determ ine whether a district has architectural or his to ic significance :
A. Significance is determined by applying the criteria of subse cti on 1, of th is Section to
the pattern (s) and unifying elementjs).
B. Nominations will not be approved unless the application contains written approval
from the owners of at least two-thirds (2/3) of the properties within the district
bound aries .
C. Properties that do not co ntribu ,e lo the sign ifi canc e of the historic distri ct may be
included with in the boundaries so long as the noncontributing elements do not
noticeably detract from the district's sense of time, place, and hi storical
development Noncontributing elements will be evaluated for their magnitude of
impact by considering their size , scale, design, loc at ion , and, or information
potential.

This matter was heard before the City Planning and Zoning Commission on August 21, 2001, in
the City Council Chambers of the Englewood Civic Center.
Testimony was received from staff and from the applicant. The Commission received notice of
Public Hearing, and the StalTReport, which were incorporated into and made a part of the record
of the Public Hearing .
After considering the statements of the witnesses, and reviewing the pertinent documents, the
members of the City Planning and Zoning Commission made th~ following Findings and Con-
clusions .
FINDINGS OF FACT
I. THAT the application for Historic Designation of the property at 2734 South Acoma
Street , was filed by Mr. and Mrs . Bill Bartnick, owners and residents of 2734 South
Acoma Street.
2. THAT notice of the Public Hearing was given by publication in the official City newspa-
per, the Englewood Herald , on August 10, 2001.
3 . THAT testimony was received from Senior Manager Lauri Dannemiller regarding eligi-
bility of 2734 South Acoma Street for Historic Designation.

THEREFORE, it is the decision of the City Planning and Zoning Cvmmission that the property
at 2734 South Acoma Street , should be granted Historic Designation status.

The decision was reached upon a vote on a motion made at the meeting of the City Planning and •
Zoning Commission on Aug~st 21, 2001, by Welker. seconded by Krieger, which motion states:

RECOMMENDED ACTION:
Staff recommends that City Council adopt the attached Resolution for Historic Property Designation
for the property located at 2734 South Acoma Street.
BACKGROUND:
This application, initiated by p1operty owners Bill and L,,ura Bartnick is for the structure located at
2734 South Acoma. Erected in 1913, this structure is re11resentative of the "arts & crafts• style
interior, an architectw .,I type valuable for the study of thh· period. The Arts and Crafts architectural
movement was made popular in the late 19" Centu,y in Europe, sharing some elements of the Art
Nouveau movemen~ based in organic shapes. The Craftsman Style is characterized by low-pitched,
gabled roofs with wide eave overhangs, exposed and extended roof rafters, decorative beams
under the gables, projecting balconies and second sto,y porches. Tapered square columns typically
support the roofs. its concern for detail lends itself to planned "decor" with built-in furniture,
stairways, windows, doorways, walls and floors all constructed in the same carved and polished
wood. Na tural materials such as redwood, tile, and stone and earth colors accent the interiors.
The fireplace is constructed with rock indigenous to Colorado and the windows throughout reflect
unusua1 markings indicating a rare window-making technique.
Additionally, one of the early owners of the property, George I. Scheneman, was a popular
woodworker in the Englewood area and utilized this property as his office .
Staff recommends approval of this application based on the criteria set forth in Historic Preservation
Ordinance (E .M.C. 99-75) and is supported by documentation ass erting the structure is :
• at least SO years old;
• a building, structure or group of structures within a district which embody distinguishing
characteristics of an architectural type inherently valuable for a study of a period, style,
method of construction, o r of indigenous materials or craftsmanship ;
• a structure that exemplifies the broad cultural , political, ec o nomic or social histo,y of the
City of Englewoo d.
On August 21, 2001 a Public Hearing was held beiore the Enilewood Planning and Zoning
Commission. The Commission unanimously recommended this property for Historic Property
designation. Findings of Fact were approved on September S, 2001 and support of this
recommendation is being passed on to City Council for final authorization.
