FOR THE RENOVATION OF A FOUR (4) ACRE SITE INTO A CAR AND 1'RUCK SERVICE CENTER AND MEDIUM DUTY TRUCK SALES LOT . WHEREAS , an application baa been made by 5200 Inveatments, Inc . for a Planned Develo pment concerning a four (4) acre area, South ofWeot Belleview Avenue and West of South Broadway aa fully aet forth in the Planned Dr.velopment application ; and WHEREAS, the proposed Planned Development, conaisting of a site of approximately four (4) acres, there is an exiating structure at 180-1 90 West Lebow Avenue which will be renovated for use aa a used car reconditioning center, body and paint shop; and WHEREAS, a 4,000 square foot addition to the· eaatem side of the existing structure will house new and used medium-duty truck sale.,; and \VHEREAS, the restaurant structure currently at 5201 South Broadway will be demolished in conjunction with this portion of the development and anothe r restaurant structure at 6211 South Broadway will be converted to office use and eventually demolished to provide additional vehicle display area; and WHEREAS this property was annexed intc the City of Englewood and zoned for co mmercial development in 1964 : and WHEREAS, the site is irregul ar in shape, and includes a portion o!" the Big Dry Creek 100-Year Flood Plain aa well aa a 7F foot wide Public Service easement which have effectively reduced the area available for developm ent on the site by arµroximately 25%; and WHEREAS, this Planned Development was considered by the City of Englewood Planning nn d Zoning Commission at a Public Hearing on October 17 , 1995 which was ,-o ntinued to November 7, 1995; and \VHEREAS, after the Publi c Hearin g, the Planning Commission recom mend approva! of this Planned Development with cert ain conditions; NOW , Tl!ERF"'ORE, BE IT '1.ESOLVED BY THE CITY COUNCIL OF THE CITY OF ENGLEWOCJD, .JLORADO , THAT : ~-The City Courcil of the City of Englewood , Colorado hereby approves the Planned Development ap plication mode by 5200 Investments, Inc . for the renovation of the s ite into a car and truck service ce nter and medium duty truck sales lot on the four (4 ) acres So uth of Wes t Bellevie w Avenue and West of South Broadway with the following con d:ti ons: 1. The applicant shall comp ly with required minimum land scaping requirements for Lots A, B md C, that bein g 10% of the total developabl e lot area shnll be lan dscaped , with at least 50c:l, of the landscaping t () be live material and 80% ; , f' requir ed land sca ping shall be in fr ont of the fr ont building lin e. 2 . Previous Planning Commission Action : The Pla.,ning Commission considered this Planned Development at a Public Hearing on October 17, 1995 and which was continued to November 7 , 1995 . RECOMMENDED ACTION: Staff recommends approval of the resolution approving the Burt Planned Development. BACKGROUND: This four acre area site is located south of West Belleview Avenue and west of South Broadway. The site was annexed to the City and zoned for commercial development in 1964. The proposed Planned Development will govern the ralevelopm en t of the total site into a car and truck service center , and medium duty truck sales lot. An existing structure at 180-190 West L.chow Avenue will be renovated for use as a used car reconditioning center, body and paint shop. A 4,000 sq . ft. additicn to the eastern side of this structure will houst. new and used medium -duty truck sales . The restaurant structure at 5201 South Broadway will be demolished in conjunction with lhis portion of the cllYdopmalt. Another rcstaun111t structure • ' at 5211 South Broadway will be convened to office use, and eventually demolished !o provide additional vehicle display area. The proposed Planned Development meets all of the underlying zoning requirements . The proposed redevelopment of the site is also in conformance ,.,;th goals cited in the C".omprdlensive Plan by providing for the expansion of an existing b·Jsiness and creation of new businesses . Staff has been in contact with the applicant at the req111:st of Council instructions . A supplemental report addressing Council concerns will accompany this communication. FINANCIAL IMPACT; The redevelopment of this site will increase revenues to the City, shon-tenn through pennit fees and long -term through increased tax revenues .
