No further development of Lot I may occur unless required public right-of-way and utility casements arc dedicated to the City of Englewood . 2. Development of Lot 2 may not occur unless the development is in conjunction with the adjacent property to the cast or required public rigilt-of-way and utility easements arc dedicated to the City of Englewood . 3. In the event Lot 2 is developed in conjunction with adjacent property to the cast, access to Lot 2 shall be provided only from the adjacent property to the cast. BACKGROUND AND AUALYSIS: The property currently is o~ parcel totaling 7 .19 acres in area. The proposed subdivision will result in the creation of 2 lots . Lot I is to remain in the existing use, yard storage for industrial equipment. Lot 2 is intended to be leased to the adjacent property owner to the cast for yard storage and expansion of existing indastrial uses . This proposed subdivision is being proposed to facilitate the expansion of the adjacent Waste Management of Colorado operation. The existing uses on Lot I will remain and Lot 2 will be used by Waste Management for expansion of their transfer facility . This subdivision docs not substantially change or impact the development potential of this art.a. Adequate right-of-way to these parcels and adjacent parcels does not now exi st. To gain the required public risht-of-way to service the subject property would require that adjacent property owners ded icate rigbt-of- way . These adjacent property owners have been wwilling to do this, therefore this propc'!Cd subdivision and the conditions attached to it offer an opportunity for limited expansion of the existing adjacent Waste Management operations in this area . The nbdivision may ult:mately encourage th e adjacent property owners to dedicate additional publi, right-of-way and utility easement s. The subject property and surrounding area is zoned 1-1, Light lndu.strial . The propcrt j' is 7 .19 acres in area and the proposed subdivision will result in the aeation of two lots . Lot I , S .26 acres in area , will retain its existing use of yard storage for industrial equipment. Lot 2, 1.93 acres in an-.a, will be used by Waste Management of Colorado for expansion of their transfer facility . Cumntly, the subject property is landlocked with access provided only by a 16 foot n:corded road casement. Lot I will con1inue to use this road C8SCl1lent, while access to Lot 2 will be gained from the adjacent Waste Management property . Adequate public right-of-way to these parcels and adjacent pan:els does not now exist. The City recognizes the need for the dedication of public right-of-way from these parcels, but to this point has been unable to obtain the right-of-way . Also, the specific right-of-way needs for this arca have not yet been determined and thus no dedication of right-of-way is being requested as a part of this proposed subdivision. This proposed subdivision and the conditions attached to it, offer an opportunity for limited expansion of the existing adjacent Waste Management operations and do not immediately change or imp ,ct the de ,elopment potential of surrounding properties .
