oi testimo ny received at the Pub li c Hearin g, the Applicant was direct ed to revise the drain age pl an
so that all site drain age would be di rected 10 South Linc ol n ~, .. -e t or East Flo yd Avenue and not
to the alley . This mod ilica tlo n has been made to the Pl anned Deve lo pment.

The subject si te is zoned fo r B-2, Bu si ne ss, and B-1, Bu si ness . The wes t side of South Lincoln
Stre et was the former site of Coven Auto Body . an d is currentl y undeve lop ed Th e east side of
So uth Lincoln is an undeve lo ped ?.Irki ng area .
The proposal is to develo p a 43 .50 0 sq uare foo t, two-s tory , medica l office bu ildi ng. De ve lop-
ment of th e site ,vit h the med ical offic e building does compl y with the Comp rehensive Zoning
Ordinance, and is co nsis tent with th e Generalized Land Lise Section of the Com prehensi ve Pl an.
'fhere is insufficient spac e on the site 10 provi de all th e req uired parki ng, an d the proposal in-
clu de s devel opment of a currently undeveloped parkin g ar ea on the east side of South Linc oln
• Street. The app licant ha; also sec ured an agreement with the Archdiocese of Denver fo r ,se of a

parking lot on the south end of the block on the west si de of South Sherman Street, which is used
by St. Louis Church . The applicant has met with the Utilities Depanment and has reso lve d the •
issue of protection of th e City Ditch as it crosses the subject site . If this PlaMcd Development is
not approved by the City Council , the si te ma y remain vacant and non-productive.
FINANCIAL IMi>ACT:
The propo sed development will gene rat e inco me from Building Permit fees . PersoMel wo rking in
the new development could generate additional sal~s tax revenue from shopp ing local retail
stores . New development will also increase prop erty tax revenues to the City.
