WHEREAS , the En glewoo d City Coun ci l app ro ved the Di ll on Co mpanies, Inc . Planned
Developm ent with the passage of Resol utton No . 39, Se rie s of 1995 : and
WHEREAS , Dill on Co mpa nies, Inc . filed an app li cal ion req uesti ng a n amen dment to
the approved Planned Development to include a 2,500 square foot retail pa d on th e north-
e3Sl corner of the Pl a nned De\•elopm ent at F loyd Avenu e and South Broa dway : a nd
WHEREAS , th e prop ose d am end ment entail s changes onl y to the propo sed pad sit.e as

Deve lopment in May of 1995 . On October 16 , 1995 , City Counci l held a publi c hearing on
the proposed Plann ed Developme nt Amendmen t.

RECOMMENDED ACTION:
Sta ff requests Cit y Cou ncil approve by reso lution the amendment to the King Soopers/Trolley
Square Planned Development.
BACKG RO UND:
Staff has co ntacted the developer on the issue of the grass strip along the nonh comer of th e
Broa dwa y frontage being removed for a continuous sidewalk . No available replace ment alter-
natives for landscaping elsewhere on site were ide ntified. The site plan will reflect the adjust -
ment. The remainder of the back ground remain s the same as pre vious repons . There are no
ott.<:r changes to this Council Communication .
City Council approved the Planned Development for redevelopment of King Soopersffrolley
Square in May, 1995 . The Planned Deve lopment is boundeo by We st Floyd Avenue on the
nonh , South Broadway on th e east , Englewood Parkway on th~ south , and S( ··. Ban nock
Street on the west. When th e Plan ned Development was consid ,~red by City Council , final
design of th e retai l pad proposed for th e nonheast comer of the t loc k had not been det er-

mined . A condition of the original approval was to require submission of an amendment to tile • '
Planned Development at the time such designs and specifications were finalized . This com •
munication achie ves that purpose.
The amendment proposes a retail pad site 2,500 square feet in siu. It is proposed to accom•
modate two retail uses as would be permitted in the B-1 Zone District. The design of the
building is compatible , in terms of style and material , with the existing King Soopers store ,
and with the existing Kaufman's Men's Store. The proposed pad site will include approxi·
mately 2,00'.) sq ,wc feet of landscaping , providing a net increase of 1,600 square feet of land ·
scaping for the total development.
FINANCIAL IMPACT:
Short -term revenues will be gen~rated through construct ion and permit fees. Long-term reve •
nue is generated through the rwo new retail businesses ' sales tax re ve nues. There will also be
additional employment opportunities .
