A RESOLUTION APPROVING THE PURCl-1'..SE OF REAL PROPERTY LOCATED AT
2250 WEST WESLEY AVENUE, ENGLEWOOD, COLORADO .
WHEREAS, H. C. Mosbarger owns the properly located at 2250 West Wesley Avenuo, Englewood; and
WHEREAS, Lhe property is a(ijacent to the City of Englewood's Baker Park; and
WHEREAS, Mr. Mosbn rger wishes to sell this property and the City of Englewood wishes
lo purchase this property, thus creati ng the option of allowing it to be included in the City of Englewood "s Baker Park ;
NOW , THEREFORE, BE IT RESOl,VED BY THE CITY COUNCIL OF THE CITY OF
ENGLE\"I OOD , COLORADO, THAT:
~-Tl,e City Council of the City of Englewood, Colorado hereby approves the
purchase of2250 West Wesley Avenue from H. C. Mosbarger for the total purchase price of
Ninetee n Thousand Nine Hundred and Sixty-Nine Dollars ($19,969 .00), subject to
a(iju stments as paid in the attached agreements.

Staff seeks Council supoort for a resolution approving the acquisition of the Mosbarger property
at 2250 West Wesley Avenue .

In late 1992, Mr . Mosbarger approached the Englewood Housing Authority and the Parks
Division reg ar ding the sal e/purchase of this parcel. The Englewood Housing Authority did not
express an interest in this site; however, the Parks and Recreation Commission did recommend
the acquisiti on of the Mosbarger property with the potential of expanding B11ker Park at a future
date. With guidance from the City Manager's office and the City Attorney's office , Public Works
negotiated a purchase/sales agreement with Mr . Mosbarger.
ST~"'F ANALYSIS
An appraisal for this property, which is adjacent to Baker Park, was performed by Joel C. Griffin ,
MAI . in De cember . 1992. The market value was placed at $14,400.00. This appraised value
was for vacant gro,md and did not include the existing structures or utility tap fee values.
An environmental audit was performed by Major Environmental. Their report did not indicate
-any serious concerns .
We recommend the City purchase this property for a total amount of $19,969.00, of which Mr. A :
Mosbarger will net $14 ,250.00. The balance of $5,719.00 will be used to remove lfie existing W
structures and levrl the lot.
