WHEREAS. o n October 28, I 99 I the Englewood City Council consid ered the said
proposed lease submlll ed by Hou se of Gla ss. Inc. and directed certain changes be mad e hereto: and
WHEREAS, a counter proposal, whose lenns were beli eved consis tent with Cit y
Council 's dlr.,...llons, was lnfonnally submllled to a nd accepled by !he Pres id ent of
Olasbond. In c .. a copy of which IS allached h ereto as Enclosure No . I :

regular study session. They requested we prepare a c ounter
of fer, a copy of which is enclosed with this letter.
Please review the enclosed cou nter offer and let us k now if

Council at their No v ember 18th study ses sion. The terms of

TI-IE LEASE OF THE ENGLEWOOD FIRE STATION AT 4065 SOlJll-1
FEDERAL BOULEY ARD, SHERIDAN, COLORADO .
Th e Leas e will be ttiple net for a term of five (5) years payable ns fo llow s:

S i00.0 0 per month for the year 1992 for a total of$ 8,400.00
S 770 .00 per month for the year 1993 for a total of S 9,240 .00
S 847.00 per month for the year 1994 fora total ofSl0,164 .00
S 932.00 per month for the year 199 5 for a total ofSll,184 .0 0
$1,025.00 permonth for the year 1996 for a total of$12 ,300.00
The tenant shall pay the co sts of water, heat, li ghts, inte1ior and
extelior maintenance , all taxes , all in surance in cluding but no t limit ed to
building replacement and improv ements, and liability con sistent with City
gu idelines .
The tenant finish "~11 be paid by Tenant with the apprornl of t!1e City . All
sign s or sym bols placed in the windows or doors of the premi ses, or on any
exterior part of the building by the Tenant shall be subject to the ap proval of
this City. The Tenant will comp ly ,•.~th all zo ning r equirements of the City
of heridan, Colorado . The City will leave t he compressor install ed in the
bu ildin g for the use by the Tenant, \\~thout any warranty expressed or
implied, in the bui lding for the use by the Tenant and the Tena nt shall
maintain re pairs th er eo n and the compressor shall be returned t o the
owner of the Building in the same condition as received at t he expiration of
the Lease .
The City retains the right to se ll the property a t any time by the
so licitation of offers by the general public. The purch ase plice terms a nd
co nditions of the sale of the prop erty will be establi s hed by the hi ghest
responsi\'e offer rec eive d or the a ppraised ,·alu e of the property :it the lime of
the sol icitati on of offers, whate\'e r is hi gher, a nd t h e Tenant wi ll be gi,·en
an op portuni t y to purch ase th e property at sa me pri ce t erm s and condi ti ons
su bject to acce ptance by t he City pro\'id ing t h a t \\~thin fift ee n (15) days of
su ch not ifica tion the T en an t co mmits t o such purchase a nd lenders ea rn est
