to be developed by Ka , Ze ff , the owner the r eof.
3 . 'Itlat 'Ille Br oadway Developnent Plan was orig i.nally filed
with the Depa rtment of Carmunity Deve l opne nt on the 19th day of
J anuar y , 1984 .
4. That the objective of the fil ing of this application is
for the a pproval o f a planned developnent to construct townhouses
a nd multi -fam ily units the reon in accordance with a site plan dated
J anua ry 17 , 1984 .
5 . Tha t the units wi ll va ry in size and make-up . '!tie total
numbe r of uni ts is 290 . 'Itlirty townhouse units will be with walk-
out basements , 72 townhouse units will be with one-car at tached
garages , 20 townhouse units will be with two-car attached garages .
There will also be two four -plexes developed on the east e rn edge of
the s i te .

9. That at the hearing he ld on April 9, 19fl, the developer
presented an ame"lded plan with a revision date of February Ti ,
198 4, and City Council has re viewed both the original plan of
January 17, 1984 and the rev i11ed plan of February Tl , 1984.

l. That the applicat ion for The Broadway Developnent Plan
loca ted in the City of Engl e wood , County of Arapahoe , State of
Colorado , as amended and revised February 27 , 1984 to include two
four-ple xe s , i s ap propri ate to protect the in tegr,ty of the neigh-
borhood.
2 . ':'lat the City Council of the Cit~ of Englewood concludes
that the developnent is in conformance with the ob jectives set
forth in 22. 4A of the Pla nned DeveloFffient Dis trict of the City of
El1g l ewood .
3 . That us abl e open space and landsca pe areas have been
incor porated into the overa ll design and are sufficient to serve
the nunber o f uni ts being constr ucted and will be accessi ble to a ll
occupan ts of t he d.elling uni ts .
4. The amount of off-street parking to be provided complies
with the requ irenen t s of the canprehensive zoning Ordinance of the
Ci ty of Englewood , State of Colorado .
5 . The wi t hin pla nned developuent , known as The Broadway
Deve lopuent Plan , has been designed i n such a manne r to e nsure
privacy and pleasant environment for the occupants ther eo f and
those of the ad joining properties .
