e ffect on the ad jace nt properties wh en com parad with t r aditiona l
deve l opnent , i n relat i on to traffi c circ ulat ion, building he i ght o r
bulk , lack of sc reeninrJ o r int rusion of pr ivacy , and , f o r t hese

same reasons , City Council believes that this deveiopnent will be
an asset to the City and this area .
3. Usable open space and lar.dscaped areas have been
incorpornted into the overall de sign and is s ufficient to serve the
number of uu1 ts being constructed and will be accessible to all of
the occupan ts of the dwelling unitd .
4. The ann unt of off-street parking to be prov ided complies
with the requirements of Section 22 .5--Sa(lO) of the Comprehensive
Zo ning Ordinance of the City of Englewood, Colorado .
5. Within the Pl anned Develoµnent , cons idera tion has been
qiven to the location, design , and height of the buildings to
assure privacy and a pleasant environment.
6. The proposed Planned Develoµnent has access to a PJblic
street , South Mari on Street , and the internal driveways are
accessible to emergency vehicles .
7. Acc ess i s provided from the apartm<,nt un its to open space
between the buildings without conflict with vehiculd r traffic .
8 . The se condominiums will provide needed housing in this
area , being targeted to the fi r st-ti me homeowner , and for an income
group which cannot affo r d conventional housing , thus helping to
achieve one of the goals of the Comprehensive Plan .
Th e City Council decides:
IT IS HEREBY DECIDED that thi s Council adopt the fo r egoing
findings and Conclusions upon said applic ation and approves the
Planned Dev eloµnen t application .
