A RESOLUTION IIOOPTING FINDINGS OF FACT , CONC WSION AND DOCIS!ON OF

NOW , 'lliEREFORE, BE IT RESOLVED eY 'lllE C!1'Y COUNCIL OF 'lli E
CI TY OF ENGLEWOOD, COLORAOO, AS FOLLOWS:
WHEREAS , upon t he review of the r ecord before the Planni ng
and Zoning Carm iss ion, i nc luding presenta tions , re ports , fie ld
docunents and the Find i ngs o f Fact of the Pla nn i ng a nd Zon ing
Coorn iss ion, the Ci t y Coun c il of the City o f Engle wood ma ke s the
fo llowing findi ngs <J nd conc lusions:
1. That proper no tice of the pu blic hearing which wa s held
on Fe brua r y 23 , 198 3 , was g i ven by pu blis hing the same in the
Eng l ewood Sent ine l, the off i c i al City newspaper, on Februar y 2,
1983 .
2 . That the proper ty was properly po sted for 15 da ys
beg inn ing no l ater t ha n February 4 , 1983 .
3 . That the a ppli cat i on is conce rned wi th a n a r ea on the
west side of the 4600 Block of So ut h l.leca tur Street descr ibed as :
Lot 6 , except the wes t 145 feet thereof , and Lo t 7 , Bl ock 1,
Cente nnial I ndustr ial Pa rk.
4. That the a r ea wi th which the application is concerned is
to be developed by Nob Hi ll Corporat ion , Jerry Ho l zman , Pre s i de nt ,
6000 E. Evans Ave ., Bui l d ing 2 , Suite 23 4, De nve r, CO 80 22 2, a nd
owned by Thanas Lu nnon, 6390 W. 56th Pl., ll rvada , CO 80002 .
5. That the a pplication for a pproval of a Deve l opnent Pla n
for the property descr ibed as Let 6 , excep t the west 145 feet
ther eof , and Lot 7 , Block 1 , Ce ntennial I ndustrial Pa r k , was fi led
with the Department of Coomunity Developnent on January 12 , 19 83 .
6 . Tha': the objective of Nob Hil l Corporation i n filing the
applicat i on for approval of a Pl a nned Developne n t is t o construct a
ninety-s i x (96) un it , four (4) building cond a niniun canplex which
will be situated on the site to maxim i ze open space and off-str eet
parking on the property .
7 . That of the 96 dwelling units , 54 will be one bedroan
uni~s and 42 will be two bedroan units , with the units ranging fran
650 square feet up to 900 square feet .
8 . That 163 off-street pa rking spaces a r e shown on the
oevel opnent Plan which c:anplies with the min imllll pa rking standards
set fo rth i n Section 22 .5-Sa (lO) of the Canprehensi ve zoning
Ordinance .
9 . Tha t all of the information required for a Planned
Developnen t as required by Sect ion 22 .4A-4a of the Canprehens ive
Zoning Ordinance h/3s been suppped.
10. That a written stateme nt and all other pertine nt
information were submi tted with and attached to the applic a tion as
required in Sect ion 22 .4A-4b of the canprehensive Zo ning Ordinance
setting for th t hat :
a . The objectives of the proposed Planned Development
is to provide condom in ium housing to meet the requ irements of young
marri ed co uples and singl e ind ividuals who are fi rst home buy e rs,
and to offer affordable yet spacious living for a buyer ma tket
whi ch has been virtually overlooked .
b . A site pla n , floor pl ans , l and scaping plan and
e l evations are provided which give a graphi c interpretation of the
afor ementioned objectives .
c . Upon approval of the Developnent Pla n , construction
of 48 dwelling units would comnence i n the Spring of 1983 , a nd the
construction o[ the remaining 48 dwelling uni ts would comnence at
the end of August , 1983 , wi th completion of the e nt ire project
planned for February , 19 84 .
11. That both pre-application and post-application
confe rences were hel d between representatives of the app licant and
staff members of seve ral departments of the City of Englewood to
consider preliminary plans subni ttcd with the a pplica tion; as a
result o[ which confe rences re visions we re made to the preliminary
plans , whi c h revisior.s are re flected on the fi na l Deve l opnent Pl a n
subnit.ted a t the February 2], 19 83 meeting of the Pla nning a nd
Zoning Cam1i ssion .
12 . 'ri,at the City Engineer of the City of Englewood has
ap proved the drainag e plan , cur b , gutter and dri veway surfacing as
shown on the f ina l Dev e l o pnent Pla n.
13 . That the City Engineer requires a fo ur-foot (4 ')
side walk be located behind the curb a long South Decatur Street ,
whi ch sidewalk shall be inc orporated in the fi na l Deve lopne nt Plan
befor e it is referred to the City Council.
14 . That private utilities , wate r e nd sewer servi ce are
available to serve the proposed 96 condom in i urn s .

15 . That the applicant's proposed developnent meets with the
requirements of the Canprehensive zoning Ordinance as t o density ,
permitted use and off-street parking requirements, and is also in
accordar.ce wi th the canprehens i ve Plan .
IT IS HEREBY DEC!uID that this Council approves the Pla nned
Developnent application for case No. 3-83.
