I. CALL TO ORDER

Th e regular meeting of the Alliance for Commerce in Englewood (ACE) was called to order
at 11 :47 a.m. in the City Council Conference Room of the Englewood Civic Center, Vice
Chair Knoth presiding .

Absent: Sarconi, Calonder, Champion, Weinberger

APPROVAL OF MINUTES
April 14, 2011
Vice Chair Knoth stated that the Minutes of April 14, 2011 were to be considered for
approval. It was determined there was not a quorum; therefore the minutes could not be
approved.
II. ACE BUSINESS

City-wide Retail Assessment Marketing/Development Strategy
Mr. Hollingsworth provided a brief background on the City-Wide Retail Assessment stud y.
He noted today's presentation was given to City Council three weeks ago . He introduced
Mr. Adam Orens and Mr. Ford Frick from BBC Research & Consulting and Mr. Brad
Kornfeld from The Kornfeld Companies, LLP. He stated they were at the meeting as a
resource and to tell the members how they have observed Englewood and what was
provided to City Council.
Mr. Frick stated his firm is an economic research firm specializing in the economics of
development and real estate. Mr. Kornfeld is the owner and operator of several shopping
centers and for many years was a real estate attorney. Retail is an industry driven by the

• economics of a community and its surrounding markets. A slide show was presented.
Demographics, retail performance, competition and availability of appropriate sites were
discussed.
Ten retail sites were visited and analyzed and four were determined to be prom1s1ng :
CityCenter Englewood, Broadway -Gateway and downtown, Brookridge Shopping
Center/K-Mart and the Centennial Shopping Center area. Information on how a retail
developer would view Englewood and what can be done to make Englewood more
attractive was presented .
Preserving the sales tax base is an important part of the City revenue, but the City may have
to look more broadly bey ond sales tax. The City has great traffic counts and a lot of sites
have good visibility and access. Streamlining the approval process or dealing with
permitting issues and getting the word out to the brokerage, retail and ownership
community saying the City will help them through the process may be ways to make the
City more attractive.
It's not just about the commercial and retail ; there's a residential side to this too. Having a
more modern housing stock and attracting residents to Englewood will help the retail as
well. Multi-family projects have invigorated retail in parts of Denver. It was asked what the
City could do to encourage people to move to Englewood. Mr. Frick said the City could
take steps to encourage and allow higher density in locations; combine lots and build
townhomes and multi-story buildings.
• A member inquired as to what retail categories are missing and areas where we could
improve in Englewood . Mr. Frick said large big boxes and lifestyle centers, but they are
located within the market area . He noted City boundaries do not define market areas.

This project has two phases to it. The second potential phase, that the City has not
committed to, involves taking all the findings and saying who might we go after and what
would be the strategy to do that. The project currently ends at the assessment and direction
stage .

Women in Business will be meeting on June 22 11 d at Cafe 180.

• Ms. Cavral noted on August 141
h Cuttin' It Loose hair salon will be holding a Cut-a-Thon for
all the children of Englewood and Sheridan . They are looking to do over 900 haircuts in 4
or 5 hours. Volunteers are needed to assist with the event.

Mr. Vasilas said volunteers are still needed to help with the Eats and Beats event to be held
on June 25 1
