Board of Adjustment and Appeals Meeting

Call to Order
The regular meeting of the Englewood Board of Adjustment and Appeals was
called to order at 7 :00 pm in the Englewood City Council Chambers , Cha ir Finn
presiding . Cha ir Finn stated there were six members present ; therefore , five
affirmative votes are required to grant a variance or appeal.
Chair Finn stated that the Board of Adjustment and Appeals is empowered to
grant or deny variances by Part Ill , Section 60 of the Englewood City Charter.
Variances granted by the Board are subject to a 30 -day appeal period .
Variances are effective at the end of the appeal period. Building permits must
be obtained and construction begun w ithin 180 days of the variance's effective
date . Chair Finn set forth parameters for the hearing .
2. Public Hearing:
Case VAR2018 -002
Applicant: Brandis Meeks
Property : 3246 South Lincoln Street
Request: Variances to reduce the required ground floor commercial space and
minimum parking aisle width to develop townhomes
Staff Contact: Brook Bell , Planner II
Chair Finn opened the public hearing stating he had proof of posting and
publication . He introduced the case stating the applicant is requesting
variances to reduce the required ground floor commercial space from the
required 50 .1 percent to 0 percent to develop five townhomes , and to reduce

the m inimum required wid t h for a two-way park ing aisle from t he requ ired 24
feet to 20 feet. These are variances to Section 16-6-1 .C.4 and Table 16-6-4 .. 2
of the Englewood Mun icipal Code
Brook Bell , Planner II was sworn in . Mr . Bell provided an overview of the
property and variance requests . Mr. Bell answered additional questions asked
by the Board .
Brandis Meeks , 4155 E. Jewell Ave. #1002 Denver, CO 80222 owner and
developer of 3246 S . Lincoln St. was sworn in . Mr . Meeks spoke and gave an
overview of his variance requests . Mr . Meeks answered additional questions
asked by the Board
The Board opened up the floor to any persons present to speak .
Coween Dickerson , 2835 South Pennsylvania Street , spoke in opposition of
the var iance.
Doug Cohn , 3051 South . Marion Street , spoke in opposition of the variance.
Cynthia Seartoss , address not provided , spoke in opposition of the variance .
Maureen White , 3271 South Grant Street , spoke in opposition of the variance .
Gerald T indall , 3221 South Grant Street, spoke in opposition of the variance.
Scott Reynolds , 3244 South Lincoln Street , is looking forward to the
development of the boarded up property but concerned about his privacy and
the loss of sunlight to his property if the 3 story townhome is built.
Kendall Smith , 3240 South Lincoln Street , spoke in opposition of the variance .
There were no other persons present to testify for or aga inst the variance .
Brook Bell , Planner II returned and answered add itional questions from the
Board and provided staff recommendations .
Chair Finn incorporated the staff report and exhibits into the record and the
closed the public hearing .
It was decided the variances needed to be spl it into two motions .
The Board discussed the variance requests and the criteria . With no further
discussion the secretary polled the member's votes .
