Flint. Motion made by Mr. Jones that we permit the curb to be installed in the 3100 Block, So. Pearl St., to conform with the pattern established on the west side of the street, which will allow a 32 foot roadway. Motion carried. Flint, Councilman B. B. Wright, Maud Coffey. The first visitor to the meeting was Mr. MacElhaney, 5000 So. Broadway. He owns a tourist court at this location, 180 foot south of Hummel's Court on Broadway and from Broadway to Lincoln-Sherman alley. He wis he s Lincoln St. cut thru from Layton to Belleview. Much discussion took place as to the possibility of running Lincoln St. thru, as it would run thru Hummel's court and a house there. Another suggestion was to make an 1 'L" street out of Lincoln, turning at Mr. MacElhaney 's property to Broadway. He was advised that we get some drawings of actual dedications, to make a more intelligent recommendation of running Lincoln St. thru, so the city manager can locate utilities, etc. Mr. Flint and City Engineer Bard presented the new master street plan of Englewood and adjacent area, showing arterial streets, local service streets, and federal aid or state highway streets. Under new state highway bills coming up, the state wishes our decision of additional arterial streets. It was suggested that Dartmouth St. to University be one; also Floyd St. to Broadway, and So. Huron St., carrying traffic from Belleview to Quincey. Mr. Gunther visited the meeting. He presented a plat showing the land he had purchased, corner of So. Emerson St. and E. Bates Ave., 319.91 ft. & 143 ft. on the east side of Emerson, Block 3, McClair's Forrest Hill, Mary E. McClair addition. Motion made by Mr. Jones that we accept the platting with 75 ft. frontage along Emerson, with 19.91 ft. dedication along Bates, and with 12 ft. dedication along east side of Emerson to provide for 32 ft. roadway. Motion carried. Mrs. E. H. Stevenson, 1600 E. Dartmouth and Gilpin, visited the meeting. They own this corner, 125 ft. x 135 ft. They live south of this corner facing Gilpin. She complained that the lot was too large to put into a lawn, so wishes to build on this corner with 50 ft. frontage.· It is now zoned for 60 ft. frontage, 1000 square foot homes. It was suggested that they submit a plan, with sketch, of use for that land, by the next meet i ng, Oct. 1st, as to location of house, providing certain requirements can be met. She was advised to contact the building inspector as to working it out. J. P. Randol, 3600 So. Galapago visited the meeting. He wishes to establish a tailoring and pressing business at this location, on the west side of the block. It is now zoned as agricultural and held as agricultural zoning. He owns four lots there. No decision was made but it was suggested that a land use study be made. Mr. Wright presented a sketch showing his lot, 3701 So. Broadway, corner of Kenyon Ave. where he has erected a wall. This corner covers an area of 100 ft. on Broadway by 53 ft. on Kenyon St. He has a prospective tenant who wishes to lease this lot for a "Dairy Queen" business. He wishes curb cut at 20 ft. from south line, 30 ft. width along Broadway; also 30 ·ft. curb to be cut on Kenyon St. side, approximately 20 ft. from Broadway property line. This was favorable, provided a parking curb would be installed facing Broadway on the Kenyon St. side, so that cars would not be backing out onto Kenyon St. and endanger pedestrians who would be mostly school children. Flint, Councilman B. B. Wright, Lee Jones, Maud Coffey. J. B. Harlan, 1161 Willow St. and Paul Swenson, Englewood Realty visited the meeting. Mr. Harlan wishes to build a one family dwelling at 4800 So. Penn. on 50 ft. site. Mgr. Flint referred to the city ordinance, Sec. 2, Ord. 8, 1953 which allows one family dwelling, 50 ft. lot, zoned as such before annexed. Mr. Wright wishes amendment of proposal of his property at 3701 So. Broadway, to move curb cut on Kenyon St., to the back of lot and width of curb cut to be 14 ft. This was ap p roved. Recommendation of Mrs. Sigrid Franzman was that we would not go along with their request, but we would entertain a proposal for an overall development or plan of that area. Recommendation was ratified by the commission. Motion was made that we deny the request of Geo. H. Plank for rezoning ofhis property from R-1 to R-2. This is an R-1 area. Motion carried. Mr. Janssen appointed a committee of three, Mr. Jones, Chairman, Mr. Wright, and Mrs. Coffey, to study the proposed industrial zoning south of Hampden Ave., east to railroad tracks. W. F. Crosby, 4600 Block So. Broadway visited the meeting. He inquired as to zonin g of 4600 Block on So. Acoma, between Union and Tuft Streets. It is now zoned as R-1. He wishes to build a garage facing Union St. on the Acoma St. lot, a building 40 x 50 ft. It was suggested that the area be studied in an overall picture, in the overall city re-zoning. Mr. Wright reported that Mr. O'Connell, 2905 So. Logan owns 24 lots between Lo g an and Penn, south of Bates, 12 lots each side of Penn. He wdshes 50 ft. sites and he would give 60 ft. roadway. Mr. Jones will check zoning and dedications in this area. PLANNING COMMISSION MEETING Oct. 15, 1953 Members present: Fred Janssen, Councilman B. B. Wright, Mgr. Flint, barry Guilford, Maud Coffey Mr. Belt visited the meeting , and presented plot of Belt's Subdivision of Block 12, F. P. Gumaer's Broadway Heights, Arapahoe County, Colorado. This plot includes area from Union Ave. to Layton Ave., So. Huron to So. Jason. He wishes zoning of 75 ft. frontage for the area, which is allowed and so zoned. Lee Schillinger , contractor visited the meeting. He wishes zoning of 25 ft. sites of two blocks, area situated between Chenango and Layton, So. Broadway and proposed So. Bannock St . He was advised that a survey is to be made of this area. Roy H . Brent, Houses Division, Harnischfeger Corp., Port Washington, Wis. and Glyn W. Hines of Mcintosh Barton & Co., Realtors visited the meeting. Harnischfeger Corp. manufacture parts and assemblies for houses in Wisconsin and ship all over the country. Mr. Brent explained their assemblies, and showed photographs o f same. They wanted to be sure that this type of house meets the building code. Mg r . Flint recommended that they make application for approval and the building inspector would take it from there. Minutes of Oct. 1st meeting read and approved as read. Flint , Lee Jones, Councilman B. B. Wright, Larry Guilford, Mayor Frantz, Maud Coffey. A. R. Schwartzer, W. R. White and John R. Mccusker, Jr. representing the Red Dot Oil Co. visited the meeting. They presented ground plot , as proposed for Service Station and Tire Sales, by "The Red Dot Oil Co.", 4400 So. Broadway. The matter of curb cuts was presented and discussed thoroughly. Frontage is 275 ft. Motion made and carried to cut curbs as follows: 1. 30 ft. curb cut with flare, sloping south at south entrance. 2. 35 ft. curb cut with flare both ways in center. 3. 30 ft. curb cut with flare sloping n ort h . Mrs. Rardin and son v i s i te d the meeting. Their property is located at So. Fox and so. Elati in the 4800 block. They complained of sub-standard homes in that area, and because of this they cannot sell their lots. They were advised to check back with Mr. Flint later. Mr. Flint intends to take the matter up with the city attorney, to see what can be done to clean up that area. They also reported that there is a truck repair service at So. Cherokee and Layton, and the owner would have trucks and trailers parked on Layton St., so that the street is cluttered up with equipment most of the time, and becomes a
