Gene Dunham attended the meeting in reference to Bellewood 2nd Addition. Adjacent property
owners felt that when Pearl Street was vacated that part of the land reverted to them.
They refused to sell. Lots 6 and 7 would then be short of the minimum area required.
Mr. Dunham was advised to check County Records.
A letter from the Arapahoe County Planning Commission was read. They had received a
request for a change of zoning for property on W. Union Ave. west of the City of Englewood
property and the Platte River. The property now belongs to Edwin Coleman --a g ravel pit
is proposed. The County Planning Commission wanted to know if such zoning would meet with
Englewood's approval.
The Commission was presented a petition against rezoning-authorizing additions and improve-
ments to the Costello Home Building .
The meetipg adjourned at 12:15 p.m.

PLANNING COMMISSION MEETING
August 12, 1954
The meeting was called to order by Chairman Fred Janssen .
Mr. W. L. Flory presented plans for a store building 33' by 100' on .Graham's lot, south of
the Englewood Herald.
Mr. Flory was requested to revise the plans and resubmit.
Mrs. Gilliam , owner and Norman ·E. Tucker, Cons. Engineer for the Plantation submitted plans
for an addition.
The plans comply with all specifications.
Mr. and Mrs. J. C. Tweed, 540 W. Hampden, want to move a house on Lots 27 and W 69' of
Lots 28-32 inclusive .
Mr. and Mrs .. Tweed were told they would have to consult with the Building Inspector to see
if it would comply with fire zone requirements. If it complys the permit would be g iven.
Ed Draper, 3277 So. Clarkson, requested permission to .add 12' to the front of his house for
a bedroom and addition to the living room . The house setback is now 44'; the new addition
would be a 32' setback which is less than the prevailing setback in the block .
Mr. Draper was referred to the Board of Adjustment.
Mike Belanski requested permission to lease space for a sign for outdoor advertising on
his partial lot at Hampden and Bannock. Such a sign is not allowed under the zonin g .
Request denied.
Mrs. Rex Ardrey , 3315 So. Marion, requested permission to construct a 9' x 23' carport.
Construction of the carport would not leave suff i c i ent room from the property line.
Request denied.
Mr. A. W. Krause (Ta-5-7171 Ext. 245) and Mr. Holland, Standard Oil Co. submitted plans
for a service station on the South east corner of Broadway and Nassau.
Because there was a question about curb cuts, the gentlemen were told that the Commission
would look at the property and notify them as to what curb cuts would be required.
After adjustments are made in th e curb .cuts the plans are to be submitted to the Building
Inspector.
Mr. and Mrs . Werth , 3700 So. Jason, Lots 43 and 44 Block 7 Logandale Addition, want to
build an auto body mechanical repair shop. This is now zoned agriculture but in the pro-
posed zoning plans it is zoned for light industry. Motion by Mr. Jones, second by Mr.
Wright; that the Commission recommend to Council that these lots be rezoned to permit
this use subject to proper storage and coverage of wrecked cars and salvaged parts.
Mr. James Jensen building two single family units on four lots on corner of So . Grant
and E. Amherst wants to know what setback on the sideyard on Amherst would be required.
Mr. Jensen was told if the house on Logan faces East, he can build with the minimum side
yard, but the Commission would like to keep 5'. He is to check with Mr. Barde on sidewalk.
Mr. Wilson submitted plat for Block 2 Rogge Re-subdivision. Mr. Wilson was asked to meet
with Mr. Barde to work out an adequate turn around and alley turn. Motion by Mr . Wright,
second by Mr. Jones, that the Commission approve the plat when the propEr turn at the end
of Galapago and alley turn is worked out . Motion carried.
A pencil sketch of the proposed plat of three sights at W. Jefferson and Cherokee were
presented for Mr. Nauman. Mr. Flint is to notify Mr. Nauman that he would have to dedicafu
Cherokee and the alley, and that there is area enough for two --not t hree sights.
Subdivision plat of w! of w! of Block 5, Woolenwebet Broadway Gardens was presented for
Henry Hils. Tµe Commission approved the plat and suggested that Mr. Dave Nicholls draw up
and submit the plat as shown.
The minutes for the July 20th meeting were read and approved,
