PLANNING COMMISSION MEETING
September 2, 1954
Members Present: Dr. Weigand, Manager Flint, B. B. Wright, Lee Jones, Larry Guilford
Mrs. J. C. Tweed, 2745 S. Downing, Su-1-5798, appeared at the meeting to request two
curb cuts on Hampden and one on Fox at the Drive-In on the corner of South Fox and
West Hampden.
The Commission approved one 25' curb cut on Hampden near the center of the property,
and one curb cut on Fox not to be less than 25' from the corner each way. A curb is
to be installed on Fox.
Mr. Wells, Midland Federal Savings and Loan (Ac 2-9441), submitted plans for remodeling
the office at 3459 So. Acoma.
Mr. Wells was referred to the Building Inspector for final approval.
Mr. and Mrs. Albert Liebisch wanted to know if property at Quincy and Bannock used as
a nursing home can be sold to another party and continue to be used for a non-conforming
use.
The Commission ruled that the property may continue to be used for non-conforming use.
Mr. Bert P. Weller, 3986 So. Huron, requests permission to construct an eight foot
basket-weave fence on the South line, 16 feet long.
Mr. Weller was referred to the Board of Adjustment.
Mr. Ferenc requests approval of a house already built which has less than the required
side yard. The side yard on the South is 5 feet instead of 7 feet.
Mr. Ferenc was referred to the Zoning Board of Adjustment.
Mr. Al Cleavinger, corner of Eastman and Gaylord, requests permission to build a louvered
screen 7 feet high in front of a breezeway and adjacent to a driveway.
Mr. Cleavinger was referred to the Board of Adjustment.
Mr. Wm. S. Trask, 3706 So. Cherokee, owns property at 3700 So. Cherokee, sideyard
requirement on North 3 feet, on South 7 feet.
Building Inspector to be notified that the regular side yard pattern of 3 feet and 7
feet has been approved.
Plat of Huls Sub-Division submitted for final approval.
Approved subject to a provision for a place for City Attorney to sign.
Mr. Dolezal requests curb cut on Logan in front of school property. Commission will
view and decide later.
Mrs. Evans, 4295 So. Clarkson, requests commercial zoning for the corner of Clarkson
and Quincy. (North side).
Deferred for further study. Suggested the zoning of East Quincy be referred to Harman
and O'Donnell for restudy and recommendation.
Mr. Gillett, Dunston Realty, interested in the commercial use of Belanski and King
property on Bannock.
Action deferred until new zoning is completed.
Don Garman and Laverne Adams request approval of sub-division of Hines property on 4500
block of South Elati.
Mr. Garman is to see Mr. Campbell about quit claim deed for South half of Stanford
at Delaware.
Mr. Gerton, 2900 South Fox, requests rezoning of vacant lots south of Dorr Company.
Deferred until zoning is completed.
Roger and Virginia Lee Wright (Wright Flowers) 3437 and 3439 South Broadway, request
approval of proposed building alteration at above address.
Referred to Building Inspector.
Moved by Mr. Wright, seconded by Dr. Weigand that the 3300 block South Broadway be
widened on West side to conform with the 3400 Block. Motion carried.

The meeting was called to order by Vice-Chairman Guilford.
Gustaf P. Borgen, 4328 So. Delaware owns a sight 91.38' at this address. His home is
on two lots (50') and he requests permission to build on the remaining 41.38'.
Mr. Borgen was referred to the Board of Adjustment.
Mrs. Harold Sears, 3039 So .. Pearl, is considering purchasing lots at 2800 So. Penn and
wants permission to build 'on 47'.
Mrs. Sears was refered to the Board of Adjustment. The Planning Commission suggested
that the lots be surveyed.

Harold M. Sales, 1900 . So. Pearl, owner of a parcel 245' x 180' on So. Lo g an and the new
Hampden drive, seeks settlement from the City since the new highway will not leave enough
room for the erection of a filling station.
Mr. Sales was referred to City Attorney Bodan for settlement and to have the title checked .
Harry Wilt, 1045 W. Hampden, questioned whether an Architect or an Engineer Seal was re-
quired for an industrial building.
Mr. Wilt was told that the State Statute provides for an Architect Seal except on a two-
story building for private use; and an owner of an industrial building can use the services
of an engineer.
Mr. Laverne Adamson, 4500 So. Elati, requests approval of subdivision plat of Hines property,
South of Stanford between Elati and Delaware . Mr. Adamson agrees to deed 30' of Stanford to
the City for the street and Mr. Campbell agrees to give a quit claim deed for 30' for the
street (see minutes for September 2, 1954).
Mr. Adamson was told the sub-division plat would be approved on condition that the plat
would include a 30' dedication on Stanford, a 16' alley, a 10' drainage easement to pro-
vide for existing drainage, 55' frontage to meet R-1 zoning requirements, and a building
with a minimum of 850' exclusive of garage and breezeway.
Robert B. Lee, Attorney, requests for his client that zoning be changed from the existing
R-2 to allow multiple unit structure or apartment house, on Lots 7 to 12 inclusive, Block
2, Higgins Englewood Gardens, Arapahoe County. (East side of 3500 So. Pearl 150' S. of
Pearl-Hampden intersection extending from that point 150' S.)
The Commission will take the application under advisement to consider in connection with
the proposed rezoning and hearings thereon.
Motion by Mr. Wright that the proposal to plat sub-division of Hines prop e rty be accepted
subject to the conditions set forth. Second by Mayor Weigand . Mr. Wright, yes; Mayor
Weigand, yes; Mr. Flint, yes; Mr. Guilford,yes; Mrs. Romans, yes.
Motion by Mayor Weigand that the Commission take Mr. Lee's application under advisement.

The minutes of theAugust 12th and September 2nd meeting were read and approved.

PLANNING COMMISSION MEETING
September 30, 1954
The meeting was called to order by Acting chairman Jones.
Robert E. Hinson, 2820 So. Elati, requests permission to construct an office building 25'
wide, 14' deep, 12' high with sleeping quarters for one man; constructed of concrete blocks.
Wrecked cars will be stored, until insurance claims are settled, behind an adequate fence.
Mr. Hinson was asked to keep the prevailing set back, meet zoning requirements. The
Building Permit is to be issued.
Mrs. Fred Freeland, 4837 So. Lincoln, requests permission to build a house with the south
side yard 5' rather than 7' .. The existing house on the south has a 5' north side yard
allowing the required 10' between houses. Mrs. Freeland owns four lots with an existing
building on the north portion ... this building is to be torn down when the new construction
is completed on the south lots ..
Members of the Commission suggest that a legal agreement between the City and the Freelands
by drawn by City Atty. Bodan allowing limited occupancy in the old house. Mrs. Freland
was asked to check with the Board of Adjustment about the non-conforming side yard.
Mr. Zulian and Mr. Miles from the State Highway Depa r.tment visited the meeting to discuss
the closing of Linc~ln Street where the new highway .will cross. It was decided that only
the South Lincoln would need to be closed .. that the North Lincoln could be open • for right
turns from the East and right turns to the West.
Mr. S. Huot, 3270 S. Sherman, requests permission to alter one of two present structures
on an 83' front.
Because this area is zoned for duplex and these are two structures, Mrs. Huot was referred
to the Zoning Board of Adjustment.
Claud Shockley, 3476 So. Corona, is building on Girard between Ogden and Corona, Mr.
Shockley wants to know what side yard will be necessary for a building fronting on the
side street.
There is no other house facing the side street, so the ordinary set back (7' & 3') will
meet requirements. Mr. Flint will notify the Building Inspector.
