Meeting convened at 9:30 a.m.
PLANNING COMMISSION MEETING

Members present: Fred Janssen, Mgr. Flint, Lee Jones, Larry Guilford, Mayor Weigand,
Maud Coffey
Mr. Jim Seip, Broadway Sheet Metal Co., 3940 So. Broadway visited the meeting. His property
consists of a masonry type building, 37! x 100 ft., housing his sheet metal shop and
apartments. The building was constructed with 12 inch walls for a two story building, also
stairway installed at the time to extend to a second floor. Now, he wishes to build of
frame construction the second story , for storage of tools, etc. Fire zone is two, and trot
arrangement would disqualify this type building. It was explained to him, that land use
is more the duty of the Planning Commission Board, and we had nothing to do with fire or
zoning codes.
Mr. Dunham, builder of 475 E. Hampden visited the meeting. He presented sketch of area
show i ng E. Belleview from So. Logan to So. Clarkson and north to Chenango Ave.
Mr. Atkinson, owner of a part of this area also visited the meeting. Discussion of proposed
platting of the block between So. Pearl St. and So. Washington St. off E. Belleview, took
place. Dunham Builders are interested in the block between So. Washington and So. Clarkson,
north of E. Belleview Ave. Mr. Atkinson owns block facing east on So. Washington. Mr.
Russel owns the half facing west on So. Pearl. The problem is what to do with So. Pearl
St., since it does not run thru. Another problem is that curb and gutter would have to be
born by seven homes instead of twenty homes. They were advised that the Planning Commission
look the area over and study what can be done in an overall picture of the area between So.
Pearl and So. Clarkson, off E. Belleview north. Motion made and carried that we delay
action on same until the study is made of this area.
Da ve Nichols, engineer visited the meeting in regard to Mrs. Elma Holck Harris property.
She is the owner of Plot 7 and the west ! of Plot 8, Harlem 2nd Addition. Mr. Nichols
presented finished plot of this area o f Goodwin Heights, a Subdivision in the S. W. t of
of the i of section 10, T5S, R68W. This area comprises So. Fox -So. Elati St. to Harlem
2nd Addition between E. Belleview Ave. and Grand Ave. This final plot was approved and
signed.
Mrs. George Linkenheil, 712 W. Dartmouth Ave. visited the meeting , concerning rezo ni ng of
her land which extends over an area of approximately 83.5 ft. frontage by 495 ft. long on
W. Dartmouth. It was suggested that we see what Harmon and O'Donnell are coming up with,
concernin g the zoning of that area, which will be around the first of March.
Mr. A. T. Hackstaff, 875 Navajo, Denver visited the meeting. He wishes to build a filling
station at Emerson and South side of E. Hamden, across east from Owen's dairy. It is zoned
C-2. He submitted rough sketch of his plans. He has 125 ft. on E. Hampden and 100 ft. on
Emerson. He wishes curb cuts. Three curb cuts were allowed, two on E. Hampden and one on
Emerson, and each curb cut, to be 24 ft. wide and back 20 ft. from inside the pro p erty lines.
He was referred to building inspector as to the placements of pumps, etc. He was also
informed that it was necessary to put in curb and gutter on E. Hampden and also returns on
Emerson St. Mr. Bard is to set him up concerning this.
Motion made and carried that the Planning Commission approve curb cuts as detailed and that
curb and gutter be installed on E. Hampden with return to tengent point on Emerson St.

Members present: Fred Janssen, Councilman B. B. Wright, Mayor Weigand, Mgr. Flint,
Dorothy Romans
Meeting convened at 9:30 A. M. Chairman Janssen presiding.
Mr. H. J. Corah, 3597 So. Bannock, asked for a change in zoning in the 3500 block on So.
Bannock from Rl to R-2. The block is at present split--the north half is R2, the south
half is Rl. The request was to .make the whole block R2. Action was deferred. The
Building Inspector will be asked to give an extension of time (for abating two family use)
until the rezoning is completed.
August P. Schasse, 1295 So. Santa Fe, who owns land (3 lots) bounded by Lehigh and Kenyon,
Jason and Kalamath asked permission to raise chickens .commercially on the property,=and to
build acc o r d i ngl y. He was advised that he could bui ld on an acre on a commercial basis but
not on three lots under the present zoning. It was suggested that he wait until the zoning
is completed.

Charles Fritsinger, contractor, is desirous of building an 8 unit brick apartment house in
the 3400 block on So. Bannock. (3rd lot from the So. corner on the east side of So. Bannock)
The sight is 69' x 42'. The sight is in fire zone 1. Mr. Fritsinger wanted to know whether
or not it is necessary to have a bar joist and concrete roof or if a 2!" fire retarded roof
covering (vermiculite block)' would be adequate. He was advised that he must comply with the
code or wait for rezoning. He was further advised that the sight would not be adequate for
an 8 unit apartment house (R 3 zone requires 750 sq. ft. of land per family).
