E. W. Peterson, 3680 So. Logan attended the meeting to discuss plans for enclosing the
porch at the above address. Because of plans by the City to widen Logan he was asked to
appear at the meeting of the Commission April 1st, by which time Mr. Flint and Mr.Barde
will have checked whether or not the porch would be too close to the street.
C . A. Mossbarger, 4895 So. Huron attended the meeting to question whether or not he could
sell a parcel of land immediately north of the above address, which has a 70 ~ ft. frontage.
His home at 4895 has a 100 ft. frontage and his house if 7 feet from the property line. It
was suggested that he take three feet from his property on the north side to give a 73! ft.
frontage to the parcel he wishes to sell ... the commission would then approve. A parcel
with a 59 ft. frontage on the north of the property Mr. Mossbarger wishes to sell was
discussed. It is owned by a lady who resides in Denver. It was suggested that Mr. Mossbarger
consider selling her 4 or 5 ft. on the north of his property in order that in the future
there would not be the one short lot in the block.
Mr. Dunham of Woodman and Dunham presented Neil Barde's drawing of the proposed platting of
the block between So. Washington and So. Clarkson, North of E. Belleview Ave. The new
plan would cut the width of the street to 42' from 50'. Hollywood curbs would be used
with the sidewalk on the property line. It would be allowed to cut sights back proportionately
to allow a 20' easement for an alley from Washington, west line, to Bellewood. Mr. Dunham
was asked to make up a final plat to present to the City Council Monday night.

The right of way through Commerce Park was discussed.
The minutes of the Fe b ruary 25, 1954 meeting were read and approved as read.

PLANNING COMMISS •ION MEETING
April 1 , 1954
Members present: Lawrence Guilford, Lee Jones, B. B. Wright , Dorothy Romans.
Meeting convened at 9 :45 A. M. Mr. Guilford, acting chairman.
Mr. Walter G. Wilson, 2772 So. Downing, Skyline 6 , 7468, appeared before the commission
requesting annexation of the Steward subdivision--Southwest one quarter of Section 4,
Township 5 South , Ran g e 68 West of the 6th principal Meridian as follows. Beginning at
the North west corner of said Southwest one-quarter of Section 4630 feet, thence East a
distance of 163 feet thence North 630 feet to a point on the North line of said Southwest
one-quarter of Section 4, thence West along said North line 163 feet to the point of
beginning containing 183 acres more or less.
Mr. Wilson presented a sketch of the East side of Huron bounded by Mansfield on the North,
divided into 10 parcels. #10 would have a 100 ft. frontage, #2 thru #9 would have a · 50
ft. frontage and #1 is an existing basement house.
A motion by Mr. Jones, seconded by Mr. Wright that the Commission ta b ~e action on the
annexation plat until Harmon & O'Donnell and the County Commissioners are consulted.
Motion carried . Mr. Wilson ·was asked to check with Mr. Flint on Saturday, April 3, 1954.
Mr. Lee Schillinger appeared concerning a commercial building in the 4800 So. Acoma block.
He wants to build a cabinet shop with an apartment upstairs. No action was taken pending
the Harmon-O 'Donnell study.
Mr. Harmon Draper, 300 No. Forest, Littleton (1063J), questioned whether or not a 14 unit
motel could be b u ilt in the 4400 block on South Broadway. They would be constructed on a
parcel with a 100 ft. front and 125 ft. depth. Under present zoning a motel would not be
permitted. Mr. Draper was advised to wait for the new zoning.
Mr. Weslyn Black is operating a business at 4348 So. Cherokee and has been requested to
cease operation. He inquired whether or not a two unit apartment could replace his business.
Mr. Black was advised to watch the paper for announcement of the hearings on the new zoning.
Mr. R. O. Kermode representing the Professional Realty, 203 Tabor Building, Denver,
requested information about zoning in an area bounded by Stanford and Chenango, Huron
and Lipan. He was advised to check with Mr. Flint in 30 to 60 days on rezonin g .
Mr. Dunham of Woodman Builders reported to the Commission that plans previously submitted
would have to be cancelled because he had been unable to negotiate with adjoining property
owner to get Washington vacated. Mr. Dunham now wants to develop ten 60' x 133' sites
between Clarkson and Washington, south of Grand Avenue. Mr. Dunham indicated that his
firm would be willing to give six (6) feet to make a 40' street on Washington. Mr. Dunham
asked that Mr . Barde check Grande Avenue to see if it is not · a full street.
Motion by Mr. Jones that the Commission approve the plan submitted subject to Council
approval, with the understanding that there would be a minimum 40 ft. street on Washington ,
Grand Avenue a full street (60'), and a 16' easement for utilities. Motion seconded by
Mr. Wright. Motion carried.
If Council appr o ves, Mr . Dunham will submit a new plat. Clarkson will be rededicated.
Mr. Jones will check with Mr. Barde on Grande Ave.
Mr. Wright requested a 20' curb cut at 3009 So. Broadway. It would be in the middle of
the lot with 15' on either side. Motion by Mr. Jones, seconded by Mrs. Romans that the
Commission approve the request. Motion carried.

Mr. E. W. Peterson's request to enclose a front porch at 3680 So. Logan was held up
pending further study by Mr. Flint and Mr. Barde on the widening of So. Logan. The
Building Inspector was asked to hold the permit.
A copy of a letter from Mr. Janssen to the City Council was read by Mr. Guilford. The
letter recommended to Council that they postpone final reading of a bill for an ordinance
initiated by Woodman Builders vacating all of Pine Way together with a number of alleys
in this area and it is suggested that the City Engineer prepare a sketch of the area
lying between Broadway and Clarkson, Belleview and Chenango in order to show the over-
all problems and what streets and alleys will be affected by this proposed ordinance.
The meeting adjourned at 1:15 p.m.

PLANNING COMMISSION MEETING
April 15, 1954
Members present: Fred Janssen, Mayor Weigand, B. B. Wright, Lee Jones, Mgr. Flint,
Dorothy Romans.
Meeting convened at 9:30 a.m. Mr. Janssen presiding.
Mr. John A. Matthews, 3627 So. Sherman and Mr. R. B. Clapp, 3647 So. Sherman, presented
a petition requesting that the 3600 to 4100 blocks inclusive on So. Sherman be rezoned
to an R-4 district, so that Mr. Matthews and Mr. Clapp may be permitted to construct 4-
unit dwellings. (A previous petition opposing the construction had been subm it ted
which contained the names of people on the new petition--claims misrepresentation on
part of person who circulated first petition.) One building already constructed by
Mr. Matthews and Mr. Clapp is claimed to be on both R-3 and R-2 land and they were
advised to attend the Board of Adjustment meeting in May to request the split zoning
be adjusted. No action will be taken by the Commission on the request to rezone the
3600 to 4100 blocks on Sherman (inclusive) until the new zoning report is available.
Mr. C. W. Atkins, G. W. Wildgrube, and M ~.E. Wildgrube visited the meeting to discuss
the land owned by Mr. Atkins on Washington north of Belleview, (previous to its vacation
known as the East half of Blocks G & K, Hermosillo Place and one-half of vacated
streets adjoining same, except the South 150' there of). It was requested by the Com-
mission that the costs of both proposals of platting which have been considered
previously be worked out and that Mr. Atkins and Mr. Dunham of Woodman-Dunham appear
at the next meeting of the Commission in order that members of the City Council, the
Commission and they themselves might arrive at an agreement concerning the development
of the sight.
Mr. Hans Robinson, 3220 So. Clarkson, questioned whether or not it would be permissable
forhim to build a dwelling on 37!' adjoining· his home. Because of zoning requirements
his request was denied.
Mr. Flint reported to the Commission that there has been a request to open Cherokee
between Leyton and Chenango. There is a dwelling 6' from the property line of the South-
east corner of Leyton on Chenango which could not be moved so it was suggested that 50'
for the street would have to come off of the land on the West side of the street. The
plats on the West side are 296' deep and would still be adequate sights if the 50' for
the street and a utility easement were taken off.
Mr . Dunham presented temporary platting of the Clarkson-Washington block--North of E.
Belleview. If Council approves vacating of Pine Way it would permit 20 sights in the
block. Mr. Dunham was asked to attend a meeting on April 29, 1954 at 10:00 A. M. with
Mr. Atkins, members of the City Council, and the Commission to see if some agreement
could be reached on working out satisfactory platting of the area from Washington to
the Belle-Wood Subdivision, north of East Belleview.
Mayor Weigand presented to the Commission a question brought to him by a Mr. Clements
who resides on the corner of Galapago and Tufts whether or not a curb cut would be
allowed into his drive way. Zoning calls for Hollywood curbs and it was suggested
that the City Engineer should . check to see whether or not the grade either of the
street or tpe yard could not be cut down; curb cuts would not be allowed. Mr. Flint
will check with the City Engineer.
The annexation plat of the Stewart Subdivision submitted by Mr. Walter G. Wilson,
2772 So. Downing, at the April 1, 1954 meeting was discussed. It was recommended
that Mr. Wilson contact owners of Lots 1 and 2 to see if they would be willing to
annex at th e same time. Should the annexation be accepted the Commission would ask
Mr. Wilson to change the platting of the block as was first presented--ten sights as
presented were:
#1 --100' (existing basement house)
#2 through #9 ~-50'
#10 --100'
The change requested:
#1 --100' (existing basement house)
#2 through #7 --a minimum of 58'
#8 an existing building #50'
#9 --50'
#10 --50'
Mr. Jones was asked to check with Mr. Wilson about the possibility of annexing the
additional two parcels.
