It wa s pointed out to Mr. Moeller that Mr. Robert L. Gillpatrick of 3890 South Galapago
is planning a re-subdivision of land immediately West of the City Ditch which includes
the West ends of the lots in question. It was suggested to Mr. Moeller that he contact
Mr. Gillpatrick to endeavor to work out some plan to arrange for access from the roadway
which is to serve the Gillpatrick property. Mr. Moeller was also advised to determine
that the lot area involved will meet the minimum requi r ement of 7,200 square feet, returning
to a future meeting for action.
Mr. Leigh Whitehead of the Burgwin Engineering Company, 2657 South Broadway, presented a
preliminary plat of the proposed Reese Sub-Division to be located, generally, South of West
Quincy Avenue and immediately West and North of the City Ditch extending Westward to about
the line of South Kalamath .
After discussion, Mr. Jones asked for a copy of the preliminary plat for purposes of check-
ing out the proper easements necessary for utilities. Mr. Jones indicated that he would
contact the Burgwin Engineering Co. to make suggestions in preparing the final plat which
can be submitted at a future meeting for action.
Mrs. Wilson of Wilson and Wilson Realtors, appeared to ask for re-zoning of two properties,
one located near Lehigh and Kalamath, the other near Jason and Mansfield.
Mrs. Wilson was advised that since a quorum was not in attendance at the meeting no action
could be taken recommending re-zoning and it was suggested that she return to the next
meeting.
There being no further problems presented, the discussion was closed at 1:15 P. M.

MEMORANDUM TO THE ENGLEWOOD CITY COUNCIL REGARDING ACTION OR RECOMMENDATION OF THE
ENGLEWOOD PLANNING COMMISSION.
Date: June 30, 1955
Subject: Re-zoning
Suggestion: That Council, by it's own motion, for corrective purposes, (See Ordinance
No. 19, Series of 1954) re-zone lots 29-30-31-32, Block 16, Wollenweber's
Broadway Heights, Second Addition, from present R-3 zoning to C-2 zoning

to permit construction of a motor court; said motor court already having been
permitted and in use and, in the same procedure, re-zone lots 33-34-35-36
and the South 20 feet of Lot 37, Block 16, Wollenweber's Broadway Heights,
Second Addition, from present zoning to C-2 zoning to permit construction
of a motor court (addition to motor court now located on lots first mentioned),
costs of all legal publications to be borne by the City.

ENGLEWOOD PLANNING COMMISSION MEETING
July 14, 1955
Members Present: Guilford, Weigand, Romans, Wright, Rudd
Members absent: Jones, Janssen.
The meeting was called to order by Vice-Chairman Guilford at 10:00 A. M.
Mr. Ovid Hepler appeared to check the status of the engineering report in the vicinity of
his property just South of West Oxford Avenue and West of the City Ditch.
No action could be taken as the City Engineer's report was not yet available.
Mr. Gorden Hayes of 1260 West Oxford Avenue appeared to inquire as to the possibility of
extending Kalamath Street and Mariposa Street North to Oxford Avenue.
Mr. Hayes was advised that this project would also be dependent upon an engineering
report covering the area.

Mr. Janssen entered and took the chair.
Mr. Ted Long of Wilson and Wilson Realty Company, 2896 South Broadway appeared to inquire
of the possibility of construction of a convalescent home on the property located at the
northwest corner of the intersection of West Floyd Avenue and South Ga lapago Street.
Mr . Long was advised that the property is presently in A-1 Agriculture District and the
proposed new zoning is R-1-D, neither zoning district allowin g such use.
A sketch presented originally at the June 30, 1955 meeting by Mr. Nor v al Pearce was
presented by Mr. Rudd for further study.
Mr. Pearce proposes to construct a ten unit apartment building on a site just North of
the Miller's Market parking lot which is -located at the corner of West Greenwood Avenue
and South Bannock Street. The present zoning of the property is R-3 which will permit
the apartment building; however, the proposed zoning of R-2-A will not permit an apart-
ment building and this type of use established presently would become non-conforming after
R-2-A zoning is effective which situation Mr. Pearce does not desire.
During discussion following , it was pointed out that t~ere · was .a need for certain alley
dedications not now existing between South Bannock and South Acoma , It was decided that
Mr. Janssen should see Mr. Pearce regardjng alley dedications and other changes for the
area , assuring him that the Planning Commission would cooperate with him in setting up
proper zoning when it becomes necessary.
A set of building plans were presented from Mr . R. M. Fettes, Phillips Petroleum Company ,
1375 Kearney, Denver, Colorado, covering a proposed new service station to be located on
the northwest corner of the intersection of East Hampden Avenue and South Downing Street.
It was the decision of the Planning Commission that the builders plans should be altered
and amended to show the curb cuts on East Hampden Avenue betinning not less than 18 feet
West of the East property line at the curb line and the South curb cut on South Downing
Street beginning not less than 10 feet North of the South property line at the curb line
and that all curb cuts be limited to a width of 25 feet along the curb lines.
The plans were referred to the Building Inspector. The Recording Secretary was directed
to write a letter to Mr. Fettes indicating the decision of the Plannin g Commission.
The meeting was adjourned at 11:10 A. M.

SPECIAL MEETING

Members Present: Janssen, Guilford , Wright, Jones, Romans, Rudd.
Members Absent: Weigand.
The meeting was called to order by Chairman Janssen at 9:45 A. M.
A petition was presented, signed by Charles T. Heltman and Quinton E. Smith , owners ,
requesting rezoning of the east half of Block 13, Logandale, consisting of lots 25-48
inclusive from present Agriculture District to Special R-1 Residence District.
Wright, moved,
Guilford , seconded: That the Planning Commission recommend to Council lots 25-48
inclusive, Block 13, Logandale, be rezoned from present A-1 zone
to Special R-1 zone to permit construction of one family residences
with living area of not less than 850 squarefeet, exclusive of
garages and breezeways, with lot area of not less than 7,200 square
feet , with mi~imum frontages of 60 feet , the cost of legal publications
in rezoning to be borne by the petitioners.
Roll Call: Ayes: Janssen, Guilford, Wright, Jones, Romans , Rudd.
Nays: None
Absent: Weigand.
The meeting was adjourned immediately.
