MEM ORANDUM TO THE ENGLEWOOD CITY COUNCIL REGARDING ACTION OR RECOMMENDATION OF THE
ENGLEWOOD PLANNING COMMISSION.
Date: July 16, 1955
Subject: Rezoning o f Lots 25-48 inclusive, Block 13, Logandale from present A-1
to Special R-1 .
Recommendation: That lots 25-48 inclusive, Block 13, Logandale, be rezoned from present
A-1 zone to Special R-1 zone to permit construction of one family
residences with living area of not less than 850 square feet, exclusive
of garages and breezeways, with lot area of not less than 7,200 square
feet, with minimum frontages of 60 feet, the cost of legal publications
in rezoning to be borne by the petitioners.

PROPOSED NEW ZONING ORDINANCE
AREA SOUTH OF HAMPDEN AVE.
July 20 , 1955
Planning Commission Members Present: Janssen , Guilford, Jones, Rudd, Wright.
Planning Consultant Present: Mr. Henninger.
There were thirty-five citizens in attendance.
Chairman Janssen opened the meeting and introduced Planning Consultant, Mr. Henninger.
Mr. Henninger spoke regarding the proposed new ordinance pointing out the main points of
interest both regarding the law and the restrictive parts of the document. He then ex-
plained the map and the reasoning involved in setting it up as it is .
Mr. Herman Oliner was recognized and expressed his views regarding the changing of zoning
of the area in which his greenhouses are located from present A-1 to Residential . Mr .
Oliner felt that the ordinance should provide for greenhouses in the area in such a way as
to keep them from becoming non-conforming.
Mr. Oliner was assured that either provisions would be made for gree nhouses in the zo ning
or that, in any case, no change in operations would be necessary at a n y f uture time.
Mr. John Hollberg, representing the Hollberg Greenhouses and speaking as owner of Blocks
14, and 21, Englwood Subdivision, was recognized.
Mr. Hollberg pointed out that the new proposed zoning would spl it both blocks making the
East half of the blocks residential district and the West half o f t he blocks li g ht industrial.
Mr. Hollberg desires that Block 14, between South Galapago St. and S outh Huron St. and
Ithica Place and West Jefferson Ave . be considered entirely for Residential use instead of
half light industrial and half residential zoning; and, that Block 21, between South Galapa g o
St. and South Huron St. and West Jefferson Ave. and West Kenyon Avenue be considered entirely
for Light Industrial.
Mrs. James E. Wolfe, 3747 South Sherman St., presented a petition signed by 61 property
owners in the area bounded by East Kenyon Avenue on the North, East Leh i gh Avenue on the
South, the Broadway-South Lincoln St. alley on the West and the Somth Sherman-South Grant
Street alley on the East, protesting the changing of the area from present R-2 zoning to R-3.
Mr. Charles Heltman, 3897 South Inca, presented a petit ion signed by 16 property owners in
the vicinity of Block 13, Logandale Addition, prote s t ing the proposed Light industry zoning
on the West half of Block 13, located between West Lehigh Avenue on the North, West
Mansfield Avenue on the South, South Jason St. on the West and the South Inca-South Jason
St. alley on the East. The petition expresses a desire for the West half of Block 13 ,
Logandale , to be zoned Residential district rather than Light Industrial.
Mr. C. R. Virgil and Mr. Adla , both property owners in the 3500 block South Bannock ,
West side of the street, voiced approval of C-1 proposed zoning.

Mr. ·Earl Hahn stated that he owned a site in the 4300 block of South Fox St. which is
only 50 feet in width. He desired to know, if he would be allowed to build a house on
this site under the new zoning ordinance which restricts building sites to 60 foot
frontages as a minimum.
Mr. Hahn was advised that this would be considered a hardship case and would be referred
to the Zoning Board of Adjustment which board would, no doubt, authorize this use.
The following property owners appeared at the meeting to discuss the various problems
as regards to changing zoning from present Agriculture district to Light industrial
district. Most of the speakers felt that while their property would no doubt become
more valuable as industrial sites, it might be quite some titre before they would dispose
of it.

Mrs. J. S. Holmes -3927 South Lipan -Owns 12 lots -For Industrial zoning.
Bertha Robinson -3901 South Kalamath -Owns 18 lots -For Industrial zoning.
A. J. Stone -3880 South Inca -Owns 7 lots -Against Industrial zoning.
Lewid Eldridge -3900 South Kalamatn --For industrial zoning.
W. M. Fisher -3900 South Lipan -Owns 24 lots -For Industrial zoning.
May Beckett -Nassau Avenue and South Kalamatn -Owns 3 lots -For Industrial zoning.
Insido Cranon -3800 South Kalamath -Owns 4 lots -For Industrial zoning.
The meeting was adjourned at 10:30 P. M.

ENGLEWOOD PLANNING COMMISSION MEETING
July 28, 1955
Members Present: Jones, Wright, Rudd, Romans.
Members Absent: Janssen, Guilford, Weigand.
The meeting was called tp order at 10:00 A. M. by acting Chairman Jones.

Mrs. Robert W. Bokich, 206 West 5th Avenue, attended the meeting to ask for Planning Com-
mission approval for annexation of an area bounded as follows:
Beginning at a point at the center line of West Stanford Avenue and South Lipan Street
thence South to the Center line of West Tufts Avenue, thence East to the center line of
South Inca Street, thence South to the center line of West Union Avenue, thence West to
the center line of South Lipan Street, thence South to the center line of West Layton Avenue,
thence West to the East right of way line of the City Ditch, thence Northerly along the
East right of way line of the City Ditch to the center line of West Stanford Avenue ex-
tended West, thence East to the point of beginning.
After discussion,
Rudd moved:
Wright seconded: That the Planning Commission recommend to Council that the above
described area be annexed to the City of Englewood contingent upon a
platting and zoning conformity with R-1-A District requirements and the
presentation of a proper petition.
Roll Call: Ayes: Jones, Wright, Rudd, Romans.
Nays: None.
Absent: Janssen, Guilford, Weigand.
Mr. Charles Heltman, 3897 South Inca Street, appeared to call attention to a petition
which had been presented at the Public Hearing, July 20, 1955, protesting the proposed
new zoning of the West half of Block 13, Logandale, as M-1 and to request that consideration
be given for its change to Residential zoning before final action is taken.
Mr. Heltman was advised that it was the feeling of the Board that the zoning line should
remain as is due to need foradditional industrial sites; however, further consideration
will be given before the map is presented to Council for final action.'
