Robinson Surveying Company, upon presentation of plat providing proper easements subject to approval of The Englewood City Engineer. Roll Call: Ayes: Guilford, Weigand, Wright, Romans Nays: None Absent: Janssen, Jones, Rudd Mr. Charles Dolezal, Business Manager, Englewood Public Schools, attended the meetin g to request permission to install sidewalk separated by only 18 inches of parking strip on three sides of The Elsie Duncan School which is located between South Pennsylvania Street and South Pearl Street and South of East Layton Avenue. It was pointed out that East Layton Avenue is a through street and quite heavily traveled necessitating the s id ew a lk to be set back to allow for a six foot parking strip between the curb and the sidewalk . Weigand moved: Wright second e d: that The Planning Commission recommend that permission be granted the Englewood Public Schools to install a four foot sidewalk and vertical curb around three sides of The Elsie Duncan School property, the curb and sidewalk to be separated by approximately six foot of parking strip along East Layton Avenue and an eighteen inch strip on the South Pearl Street side and the South Pennsylvania Street side to permit increased playground area. Henry Public Service Co. of Colorado William Clayton That the following paragraph be added to Item 8 a, page 55 of the proposed zoning ordinance: "This pnovision shall not apply to utility install- ations which are necessary for the public use and convenience of the area. In such instances, utility installations may occupy not in excess 675 square feet of the lot area." Expressed disapproval of the following portions of the proposed new zoning ordinance: Article III, Section 3, Sub-section 3 Article II, Section 6, Sub-section 12 Article II, Section 4, Sub-section 1 Article II, Section 1, Sub-section 8 The meeting was adjourned at 10:45 P . Planning Commission Members Present: Guilford, Jones, Wright, Weigand, Rudd Planning Commission Members Absent: Janssen, Romans Also present was a committee representing The Englewood Board of Realtors headed by Mr. Charles Johnson, Secretary. The purpose of the meeting was to hear and consider recommendations of The Englewood Board of Realtors relative to the proposed new zoning ordinance and map previously presented to them for their criticism and comments. The meeting was called to order by Vice-Chairman Guilford at 8:05 P. M. Upon calling the meeting to order, Vice-Chairman Guilfvrd called upon Mr. Charles Johnson, Secretary of The Board of Realtors and spokesman for the Committee, to proceed with his presentation. Mr. Johnson read the following letter and pointed out its features on the wall map: ENGLEWOOD BOARD OF REALTORS Englewood , Colorado September 26 , 1955 We have read and discussed the complete ordinance presented to us by The Planning Commission, and do hereby submit the following recommendations from the Englewood Board of Realtors, whom we as a committee are representi ng, in the recommendations submitted here: The Englewood Board of Realtors feels that the present zoning adapted to single family units is adequate and therefore we are referring our recommendations to multiple family units. We also feel that the right to rebuild property , that is lost thru fire and catastrophe, should be the right of the property owner, without separate application to any regulatory- body. We feel careful consideration should be given to the heights of buildings per story of each structure. Likewise we feel, in all fairness to the property owner, that the Board of Adjustment Zoning should meet oftener than their present semi-annual meeting, as proposed. MULTIPLE UNITS We agree that from Hampden to Yale and from Lincoln-Sherman alleys to Logan-Penn alley should be Multiple Units with 450 sq. feet allowable for each family. We recommend that from Acoma to Huron and from Union to Chenango; 50 x 125 feet be the Minimum for sites with 800 square feet per family be allowed. We however advise and recommend that from Kenyon to Lehigh and from Logan Street to the Lincoln-Broadway alley , should be zoned R-3 Multiple Units allowing 450 square feet per unit. DOUBLES We recommend that all doubles be of masonery-construction and be constructed on minimum sites of 50 x 125 feet, with a maximum of two-stories, allowing 450 square feet per family. Likewise, we feel that all land between Kenyon and Chenango from Lincoln-Broadway alley to Clarkson should be single-family units , 850 square feet of floor area per family, and be constructed on 50 x 125 feet sites.
