page 55 of the proposed zoning ordinance:
"This pnovision shall not apply to utility install-
ations which are necessary for the public use and
convenience of the area. In such instances, utility
installations may occupy not in excess 675 square
feet of the lot area."
Expressed disapproval of the following portions of
the proposed new zoning ordinance:
Article III, Section 3, Sub-section 3
Article II, Section 6, Sub-section 12
Article II, Section 4, Sub-section 1
Article II, Section 1, Sub-section 8
The meeting was adjourned at 10:45 P . M.

SPECIAL MEETING
JOINT MEETING -ENGLEWOOD PLANNING COMMISSION AND ENGLEWOOD BOARD OF REALTORS.
Planning Commission Members Present: Guilford, Jones, Wright, Weigand, Rudd
Planning Commission Members Absent: Janssen, Romans
Also present was a committee representing The Englewood Board of Realtors headed by
Mr. Charles Johnson, Secretary.
The purpose of the meeting was to hear and consider recommendations of The Englewood Board
of Realtors relative to the proposed new zoning ordinance and map previously presented to
them for their criticism and comments.
The meeting was called to order by Vice-Chairman Guilford at 8:05 P. M.
Upon calling the meeting to order, Vice-Chairman Guilfvrd called upon Mr. Charles Johnson,
Secretary of The Board of Realtors and spokesman for the Committee, to proceed with his
presentation.
Mr. Johnson read the following letter and pointed out its features on the wall map:
ENGLEWOOD BOARD OF REALTORS

We have read and discussed the complete ordinance presented to us by The Planning Commission,
and do hereby submit the following recommendations from the Englewood Board of Realtors, whom
we as a committee are representi ng, in the recommendations submitted here:
The Englewood Board of Realtors feels that the present zoning adapted to single family units
is adequate and therefore we are referring our recommendations to multiple family units.
We also feel that the right to rebuild property , that is lost thru fire and catastrophe,
should be the right of the property owner, without separate application to any regulatory-
body. We feel careful consideration should be given to the heights of buildings per story
of each structure. Likewise we feel, in all fairness to the property owner, that the Board
of Adjustment Zoning should meet oftener than their present semi-annual meeting, as proposed.
MULTIPLE UNITS
We agree that from Hampden to Yale and from Lincoln-Sherman alleys to Logan-Penn alley should
be Multiple Units with 450 sq. feet allowable for each family.
We recommend that from Acoma to Huron and from Union to Chenango; 50 x 125 feet be the
Minimum for sites with 800 square feet per family be allowed.
We however advise and recommend that from Kenyon to Lehigh and from Logan Street to the
Lincoln-Broadway alley , should be zoned R-3 Multiple Units allowing 450 square feet per unit.
DOUBLES
We recommend that all doubles be of masonery-construction and be constructed on minimum
sites of 50 x 125 feet, with a maximum of two-stories, allowing 450 square feet per family.
Likewise, we feel that all land between Kenyon and Chenango from Lincoln-Broadway alley to
Clarkson should be single-family units , 850 square feet of floor area per family, and be
constructed on 50 x 125 feet sites.

Further in recommending , we believe .the area from Hampden to Yale from Logan-Penn alleys
West to the Railroad tracks should be an area where office-type-buildings can be constructed
within the restrictions of this ordinance, built with two-stories or more.
The piece of land 125 x 126 feet South of Chenango and East of Broadway to Lincoln street
should be zoned commercial.
From Yale to Hampden and from Acoma-Bannock alley to Lincoln Sherman alley should be
commercial zoning.
We feel from Ithica place to Kenyon; Cherokee-Delaware alley to the Galapago-Huron alley
should be zoned from R-1-D zoning to Light Industry.
We all strongly and sincerely believe in the recommendations we have submitted, a nd we
feel that every point we have mentioned will be a benefit to the city of Englewood and
its citizens if so adopted.
At this time we would like to thank you for your courteous consideration and kind interest
you have shown in these recommendations (we are s u ggesting in the previous pages) and
knowing you will give these every consideration for the benefit of all concerned, we THANK
YOU AGAIN.

After some discussion, the above points brought out in the letter were deferred for Planning
Commission Action until the next regular meeting of the members to be held Thursday A. M.,
September 29, 1955.

ENGLEWOOD PLANNING COMMISSION MEETING
September 29, 1955
Members Present: Jones, Janssen, Guilford, Wright , Rudd , Romans
Members Absent: Weigand
The meeting was called to order at 10:00 A. M. by Chairman Janssen.
Mrs. Nadine Meshko, 4901 South Whitaker Lane presented a pencil sketch of a plot of ground,
irregular in shape, South of West Chenango Avenue between South Kalamath Street and South
Whitaker Lane. Mrs. Meshko desires to subdivide the plot into six building sites. Two
of the proposed sites have existing buildings and the dividing property line would run
through an existing garage building. Also, one of the sites, as proposed, would not have
street access.
Mrs. Meshko was adv±sed that it would not be possible to approve building sites with common
buildings thereon under separate ownership and suggested that the plat plan be revised to
make only one site of the area which now has existing buildings, which revision would also
eliminate the proposed site with no street frontage. It was suggested to Mrs. Meshko
that she have a surveyor's sketch prepared showing all correct measurements of property
lines and proposed easements along with surrounding features , returning to a feature meet-
ing for Planning Commission action.
Mr. Edward Alexander presented a proposed plat for the Hayes Subdivision the location of
which is between West Oxford Avenue and West Quincy Avenue and West of South Jason Street
extended.
After discussion;
Rudd moved:
Jones seconded: That the Planning Commission approve the proposed plat subject to proper
numbering of lots with! ail l numbered lots shown fronting on an open street,
with all dedicators to participate in signing the plat; and the sub-
division to be shown to extend from West Quincy Avenue to West Oxford
Avenue.
Roll Call: Ayes: Jones, Janssen, Guilford, Wright, Rudd, Romans
Nays: None
Absent: Weigand
Mr. Alexander was advised to bring the plat to the next regular meeting of the Commission,
October 13 , 1955 for final approval.
