HomeMy WebLinkAbout1955-10-13 PZC MINUTESPAGE 112 "BE IT RESOLVED , that the City Plannin g Commission of the City of Englewood shall, and it hereby does, adopt as part of the Municipal Master Plan of the City of Englewood that certain code of zoning regulations prepared in the form of ordinance for passage by the City Council of Englewood, and entitled: AN ORDINANCE FOR ZONING THE CITY OF ENGLEWOOD , COLORADO, FOR THE PURPOSES OF PROMOTING THE HEALTH, SAFETY, MORALS AND GENERAL WELFARE OF THE COM- MUNITY, TO REGULATE AND RESTRICT THE USE OF LAND AND THE USE AND LOCATION OF BUILDINGS AND STRUCTURES, TO REGULATE AND RESTR [CTTTHE APPEARANCE, SIZE , CHARACTER, HEIGHT AND BULK OF BUILDINGS AND STRUCTURES, TO DETERMINE THE AREA OF YARDS, COURTS AND PLACES SURRTIUNDING THEM; TO REGULATE AND RESTRICT THE DENSITY OF POPULATION , TO DIVIDE THE CITY OF ENGLEWOOD, COLORADO, INTO DISTRICTS FOR SUCH PURPOSES , ADOPTIN G MAPS OF SAID CITY SHOWING BOUNDARIES AND THE CLASSIFICATION OF SUCH DISTRICTS , TO ESTABLISH THE ZONING BOARD OF ADJUSTMENT AND APPEAL PROCEDURE , TO PRESCRIBE PENALTIES FOR THE VIOLATION OF ITS PROVISIONS , AND REPEALING ORDINANCE NO. 3, SERIES OF 1940, AMENDMENTS THERETO AND ALL ORDINANCES AND PARTS OF ORDINANCES IN CONFLICT HEREWITH. together with that certain map attached thereto showing the boundaries of zone districts established by said regulations, and entitled: "ENGLEWOOD, COLORADO ZONING MAP -1955" AND BE IT FURTHER RESOLVED , that the action of this commission be recorded upon said code of zoning regulations and map of zone districts by the identifying signature of the Chairman of the Commission, and that an attested copy of said code and map be certified to the City Council of Englewood with the recommendation of the Commission for approval and passage thereof by the Council ." Accordingly, an attested copy of said zoning code and map is certified herewith to the City Council of Englewood with the recommendation that the same be approved and adopted by the Council as an ordinance of the City of Englewood. M. Chairman Janssen read the following letter: October 13, 1955 To The Members of Englewood's Planning Commission and Other City Departments Concerned. Gentlemen: Because we are a<lopting the Denver 1953 Building Code and there will be some delay in working out several of the main points of difference, especially in connection with the administrative section,· your recommendation to Council would be greatly appreciated re- garding the interim use of the 1953 Denver Code. Specifically and if you so intend and agree, would you please recommend to Council that those parts of the 1953 Denver Code which are now intended for adoption for Englewood's permanent use be authorized to the Building Department by letter for use in the interim period? This recommendation, I am sure, will greatly facilitate our handling planning and design of new buildings during this interim period. This request is not intended to circumvent legal requirements but merely to facilitate handling matters in a practical manner. Without such an arrangement I cannot see certain ty~es of building plans being continued until Council actually passes on the new, proposed Building Code. These planners will just have to hold off for the number of months it will take us to effect the change. This is restrictive and certainly is not so by design of Council. Roll Call: Ayes: Jones, Rudd, Romans, Weigand, Janssen Nays: None Absent: Guilford, Wright Mr. Edward Alexander presented the final plat, (not completely inked) for Planning Commission approval, of The Hayes Subdivision to be located between West Oxford Avenue and West Quincy Avenue and West of South Jason Street extended. After discussion , Weigand moved: Romans seconded: that the Planning Commission recommend to Council that the Plat of Hayes Subdivision be accepted subject to proper numbering of lots with all numbered lots shown fronting on an open street, with all dedicators participating in signing the plat; and the Subd ivision to be shown to extend from West Quincy Avenue to West Oxford Avenue. Shivers, Jr., Attorney for Coleman Broom Wo n ks, 705 West Dartmouth appeared to request Plannin g Commission consideration to include property of the Broom Works in M-1 District in the proposed new zoning. It was pointed out that the factory has ex isted for many years and the property is ad jac ent to proposed M-1 Districton the South and proposed M-2 District on the West. After discussion, Weigand moved: Jones seconded: that the North line of proposed M-1 District West of South Galapago Street be changed to the center line of the alley just North of lots 25-30 inclusive, Block 1, Taylor's Addition; the East line being established along the center line of South Galapago Street from West Dartmouth Avenue to the center line of the alley above mentioned; the West line to remain adjacent to M-2 District as previously proposed. M. Mr. Myron C. Bott of 3101 South Downing appeared to discuss the possibility of variance from sixty foot frontage on property on the East side of Block 17, Evanston Broadway Addition (West side of 3100 Block South Downing Street) which is in proposed R-1-D Zonin g District. Mr. Bott stated that the total frontage of the property is 565 feet and he pro- posed to divide the property into three sites with 50 foot fronts, 1 site with 55 foot front and six sites with 60 foot fronts.
