If the surplus of land remainin g over the required minimum frontage is less

December 29, 1955

The meeting was called to order by Vice-Chairman Guilford at 1 0 :05 A. M.

Mr. Howard Noller, owner of 3616 South Logan Street, further described as lots 5 and 6,
Block 5, Higgins Englewood Gardens, appeared and stated that the State Highway Department,
in acquiring new highway right-of-way through a part. of lot 5, is rendering the present
building site undesirable for residential use. Mr. Noll e r stated that he, along with the
owner of lots 7-8-9, Block 5, Higgins Englewood Gardens, is interested in rezoning of the
area to a C-2 District for construction of a service station. The property is presently
zoned R-2-A.
Rudd moved:
Romans seconded: that action be deferred for further investigation of the site, with
probable a ction being taken at the next Planning Commission meeting.

Mr. L. A. Langendorfer, owner of property at 2791 South Grant Street, appeared to discuss
the non-conformity of the two family structure existing at this address. The zone district
is presently R-1-D and was previously R-1. It was established , during the discussion that
the building permit had been issued for a one family home as was applied for by the contractor.
Mr. Langendorfer stated that the basement apartme n t ~ was developed to accommodate his son's
family and it is now his desire to sell the property and has a prospective buyer for a two
family home.
Mr. Langendorfer was advised that, in this case, The P lanning Commission could only recommend
rezoning and it would not be their desire to do so inasmuch as too many o f the neighborin g
property owners have indicated their adverse feelings toward other than a one family
residential district.
Mr. Langendorfer was advised further that an appeal could be made to the Englewood Zoning
Board of Adjustment.
Mr. 0. W. Yo, representing the Costin Engineering Company, appeared to present the final
plat of the Jensen Subdivision located just West of Quincy Acres and South of West Quincy
Avenue. The plat appeared to have complied with all requirements except the street name
"Radclif:f'was shown instead of "W. Radcliff Ave."
Rudd moved:
Romans seconded: that the Planning Commission recommend to Council that the Plat of the
Jensen Subdivision be approved subject to the correction showing "W.
Radcliff Ave." instead of "Rad c l iff".

Mr. Guilford asked to be excused from the meeting at this time. Mr . Jones took the Chair.
Mr. 0. W. Yo, of Costin Engineering Company, presen t e d a proposed replatting of an area
locat e d between the South Huron-South Inca Alley, the South Kalamath-South Jason Alley,
West Mansfie l d Avenue and West Nassau Avenue extended. The building sites were all indicated
as having 60 foot fronts with depths of not less than 125 feet. A 16 foot alley is to be
shown between South Kalamath and South Jason Streets with 8 foot utility easements along
rear lot lines of all other sites. Since West Nassau Avenue cannot be op e ned at this time,
it was suggested that ninety foot turn-a-rounds be shown at the South end of South Jason
and South Inca Streets which can be partially vacated by the City upon th e opening of West
Nassau Avenue. Streets are shown to be 60 feet wide.
After discussion, Mr. Yo was advised to prepare the final plat and present to the Planning
Commission for consideration.

Dr. A. C. Linninger appeared to further discuss the proposed annexation of the Lininger
Tract South of West Belleview Avenue and East of the Arapahoe County Fair Grounds. At
the December 15, 1955 meeting of The Planning Commission it was voted to employ the firm
of Harman-O'Donnel and Henninger to make a study of all of the area, not now in the City
of Englewood, West of South Broadway to the Arapahoe County Fair Grounds from the South
boundary line of Englewood to Prentice Road considering roads and waterways along with
proper use and zoning of the land.
This report was available and was read fully and discussed at length. (See report in
Planning Commission file for December 29, 1955.) It was brought out that, since the
December 15th meeting, The Metron Instrument Company, who were previously in$erested
in locating their new plant just South of West Belleview Avenue have now changed their
plans and desire to locate on a site between South Huron Str e et, South Hickory, East
Berry Street and Prentice Road, the Southwest portion of the Linninger Tract. The
originally proposed site of the Metron plant would be partially devoted to a residential
district and partially to the proposed golf course.
It was brought out that The Planning Commission desires to study all aspects of the entire
area including other than the Linninger controlled land covered in the report and which
might be considered for annexation.
After further discussion of the Consultant's report, Dr. Linninger was given a copy of
the map and was asked to sketch in the proposed layout of the golf course and allow The
Planning Commission to make further study of the proposal before making recommendations.
Mr. Beryl Wallace, City Building Inspector, appeared at the meeting to discuss anticipated
requests for building permits for a new drug store to be located at the Northwest corner
of South Broadway and West Girard Avenue and a new office building to be located on the
site now occupied by The Englewood Motor Hotel at 3395 South Bannock Street. Mr. Wallace
desired to obtain an interpretation of the zoning ordinance regarding off-street parking
requirements. In the above two cases, there is no available space within the required
distance under the same ownership as the buildings.
Mr. Jones of The Planning Commission stated that he would contact the Lessees of the two
available privately owned parking lots as well as the City Attorney; also members of the
Zoning Board of Adjustment to endeavor to arrive at a solution.
The meeting was adjourned at 1:15 P. M.

ENGLEWOOD PLANNING COMMISSION.
Date: December 29, 1955
Subject: Plat of Jensen Subdivision
Recommendation: That the plat of the Jensen Subdivision be approved subject to a correction
showing the street name as "W. Radcliff Ave." instead of "Radcliff".
