P. O. BOX 178 ENGLEWOOD, COLORADO March 16, 1956 The matter of possible subdivision of the territory mentioned above presents several difficult problems. The tentative plan for subdivision of a part of this area cannot be fully approved without consideration of the entire area. In order to approach the matter of subdivision equitably, it is suggested that all parties in interest be present at a session of The City Planning Commission on March 29, 1956 at 8:00 P. M. M. Members Present: Braun, Barde, Jones, Rapp, Romans, Rudd Members Absent: Guilford College View-Scenic View Area Hearing No. 22 The meeting was opened with a discussion of the possible annexation to Englewoo d o f the College View -Scenic View area since The Englewood Chamber of Commerce had aske the assist- ance of the Planning Commission in determining the merits of this annexation. Rudd moved: Romans seconded: that the Chairman of the Planning Commission contact Planning Consultants Harmon-O'Donnell and Henninger regarding cost of making a pre-annexation study of the area, advising the Chamber of Commerce Directors of the results. Eipan Dr. Tract 18, Whitaker Acres Hearing No. 23 Mr. Whitaker presented a sketch of a proposed resubdivision of Tract 18, Whitaker Acres. The proposal would divide the tract into six building sites, numbered from 1 through 6, no site to have less than 9,000 square feet of lot area and not less than 75 foot frontage. All sites would have access to sewer lines in adjacent streets and proper easements for other utilities would be shown. Rudd moved: Braun seconded: that final plat be prepared and that the City Engineer check out detail of same before presentation to the Planning Commission for approval. Roll Call: Ayes: Braun, Barde, Jones, Rapp, Romans, Rudd Nays: None Absent: Guilford I I I I I I _ William Boden, Jr. See Below PAGE 135 Hearing No. 2l""A March 1, 1956 Mr. Boden appeared to determine whether the Planning Commission was yet in a position to take action on rezoning of four lots 95 feet by 125 feet, located just East of The Tucker Building on East Jefferson Avenue, from R-3 District to 0-2 District for construction of a service station. After discussion, it was decided that this matter sh ou ld be deferred indefinitely, awaiting completion of the adjacent new highway. See Below See Below Hearing No. 18-B February .16, 1956 ~he following property owners appeared as a result of an invitation from the Planning Com- mission to endeavor to arrive at some equitable plan of subdivision of the area located between West Oxford Avenue and West Quincy Avenue and between The Hay's Subdivision and South Jason Street: Mr. and Mrs. Arthur Sanger Mr. R. Fout Mr. Clifford Stone Mr. Glen Wilson Mr. Gordon Hayes A proposed plan of subdivision was presented by the Planning Commission which would enable the use of all the land in the area with a workable street plan and lot sizes indicated in compliance with the zoning ordinance. This proposal, because of divided ownership, would involve a common interest by all property owners and full cooperation. After a lengthy discussion, in which not all of the property owners could agree, Rapp moved: Romans s seconded: that the rescinding action referred to in hearing No. 18-A, March 15, regarding tentative plan of the White Subdivision, be continued until the next meeting to be held at 8:00 P. M., Thursday, April 12, 1956. Roll Call: Ayes: Braun, Barde, Jones, Rapp, Romans, Rudd Nays: None Absent: Guilford Catron's Clinic 3600 South Broadway Hearing No. 24 Request for curb cut on the East side of South Broadway for an approach to the Catron Clinic property. Rapp moved: Braun seconded: That a curb cut be approved at some point along the East side of South Broadway South of the present ·Catron Clinic building, the exact location to be determined by the City Engineer. Roll Call: Ayes: Braun, Barde, Jones, Rapp, Romans, Rudd Nays: None Absent: Guilford Ailey Vacation See Below Rudd moved: Hearing No. 25 Romans seconded: that the Planning Commission recommend to Councilthat the Alley between South Broadway and South Lincoln Street, extending from ~ast Jefferson Avenue to East Kenyon Avenue, be vacated with usual conditions.
