Hearing No. 31
Chairman Jones advised the Board that The Englewood Chamber of ,Commerce had received reports
from owners of trailer courts within the area bordering the Northwest part of Englewood,
now in the process of annexation, indicating their fear of having non-conforming land use
and might, therefore, be forced to discontinue operations of ~railer courts, if annexed to
Englewood.
Braun moved:
Romans , seconded: that a letter be written to The Englewood Chamber of Commerce for
transmittal to all persons concerned, stating that, although trailer
courts in The City of Englewood would be non-conforming to our present
Zoning Ordinance, the Englewood Planning Commission could not legally
legislate a ·trailer court of any other business out of business .
There are trailer courts presently located within the city limits of
Englewood which are doing an active business today.

The above property owner~ were recognized and further discussion of all of the previously
presented, unacceptable, subdivisions plans was held . (See minutes of mee ti?gs held on
dates above referred.)
There being no further information or plan plan pre~ented by the owners, it was suggested
by Mr. Lacy that the Planning Commission make one more attempt to develop 1 a plan which
would be agreeable to all concerned for presentation at a later date.
Littleton, Colorado See Below Hearing No. 32
Chairman Jones spoke briefly regarding a special meeting with Littleton officials and their
proposal for setting boundar.ies for future annexations to both Littleton and Englewood.
Mr. Jones stated that he would carry the propos a l to the Englewood City Council at the first
opportunity as requested.

Zoning Ordinance

Referring to memorandum to The Englewood City Council dated May 3, 1956 wherein recommendation
was made that the present Zoning Ordinance be amended to provide for definite requirements
in a petition for rezoning, and that a more realistic fee be provided for, and that a minimum
size eligible for rezoning be establ:ished, and that any portion of the present ordinance in
any conflict therewith be repealed; and, that provisions be made to publish the Zoning
Ordinance in pamphlet form , to be available on or about August 1, 1956, such pamphlet to be
prefaced with proper excerpts from statutes setting out the duties and jurisdiction of the
City Planning Commission.
The memorandum was returned by Council, asking the Planning Commission to make recommendations
as to detail and wording of all sections of the desired amendment.
The matter was tabled for further consideration at a future date.
The meetihg was adjourned at 11:00 P. M:

The meeting was called to order by Vice-Chairman Guilford at 8:00 P. M.

Request for consideration of rezoning of an area encompassing the above addresses from
present R-1-D ·to a zoning which would permit the rental of basement apartments which do
exist in these houses.
The gentlemen were advised that the present Zoning Ordinance does not set out the procedure
to be followed by The Planning Commission in recommending rezoning relative to minimum
size of area,·definite requirements in the petition and the fee to be assessed for handling.
It .was explained that The Planning Commission is now studying a proposed amendment to the
Ordinance to cover these procedures and requirements such amendment to be recommended to
City Council for passage as soon as completed.
The gentlemen were further advised to contact property owners in the ~icinity involved,
namely, an area between the Elati-Fox alley and the Bannock-Cherokee alley frQm West
Eastman Avenue to West Floyd Avenue to determine whether or not a petition circulated
in the area woula d be successful for rezoning to a lower status.
No action taken.

Tbe above property owners were recognized and discussion was held 09 a proposed subdivision
plan for the area located between ·West Oxford Avenue and West Q incy Avenue and between
The ·Hay's Subdivision and South Jason Street, which was prepared by Mr. J. M. Lacy~
Administrative Assistant.
After discussion, it was determined that the plan was acceptable to all property owners
with the exception of Mr. Stone, 1115 West Quincy Avenue, who ·was not present at the
meeting, but had informed others present that certain changes would be necessary in the
street alignment to make the best use of his land.
Mr. TI. H. White was asked to contact Mr. Stone and advise him that the plan would be
available at the City Hall and, if possible, to meet with Mr. Rudd, City Manager, to
determine if alterations in the plan could be made to meet with Mr. Stone's approval,
yet, leaving the plan so as to be workable.

A further discussion was held regarding procedure of the Planning Commission and require-
ments of the petitioners in rezoning. (See Hearings Nos. 28 and 28-A referred to above.)
After discussion, Vice-Chairman Guilford was asked to make a study of the State Statutes
regarding the above phases r·and report his findings to the Planning Commission at a later
date.
Action deferred for further study.
There being no further business to come before the Commission, the meeting was adjourned
at 12:10 A. M.
