Delaware Rezoning Hearing No. 33 Request for consideration of rezoning of an area encompassing the above addresses from present R-1-D ·to a zoning which would permit the rental of basement apartments which do exist in these houses. The gentlemen were advised that the present Zoning Ordinance does not set out the procedure to be followed by The Planning Commission in recommending rezoning relative to minimum size of area,·definite requirements in the petition and the fee to be assessed for handling. It .was explained that The Planning Commission is now studying a proposed amendment to the Ordinance to cover these procedures and requirements such amendment to be recommended to City Council for passage as soon as completed. The gentlemen were further advised to contact property owners in the ~icinity involved, namely, an area between the Elati-Fox alley and the Bannock-Cherokee alley frQm West Eastman Avenue to West Floyd Avenue to determine whether or not a petition circulated in the area woula d be successful for rezoning to a lower status. Oxford Ave. See Below Hearing No. 18-F February 16, 1956 March 1, 1956 March 15, 1956 March 29, 1956 April 12, 1956 May 3, 1956 May 17, 1956 Tbe above property owners were recognized and discussion was held 09 a proposed subdivision plan for the area located between ·West Oxford Avenue and West Q incy Avenue and between The ·Hay's Subdivision and South Jason Street, which was prepared by Mr. J. M. Lacy~ Administrative Assistant. After discussion, it was determined that the plan was acceptable to all property owners with the exception of Mr. Stone, 1115 West Quincy Avenue, who ·was not present at the meeting, but had informed others present that certain changes would be necessary in the street alignment to make the best use of his land. Mr. TI. H. White was asked to contact Mr. Stone and advise him that the plan would be available at the City Hall and, if possible, to meet with Mr. Rudd, City Manager, to determine if alterations in the plan could be made to meet with Mr. Stone's approval, yet, leaving the plan so as to be workable. Amendment to Present Zoning Ordinance See Below Hearing No. 28-B May 3, 1956 May 17, 1956 A further discussion was held regarding procedure of the Planning Commission and require- ments of the petitioners in rezoning. (See Hearings Nos. 28 and 28-A referred to above.) After discussion, Vice-Chairman Guilford was asked to make a study of the State Statutes regarding the above phases r·and report his findings to the Planning Commission at a later date. Ordelheide -2490 South Ogden Rezoning See Below PAGE 145 Hearing No. 34 Request for consideration for rezoning of 'lots 31-38 inclusive,.Block 2, Higgins Englewood Gardens, 3500 Block South Washington Street from present R-2-A District to R-3 District for construction of a 30 to 40 bed nursing home. After discussion, the gentlemen were asked to hold their petition until such time as the minimum size of an area fro be rezoned can be established. . R. E. As no agreement could be reached on plats which have been suggested by The City Planning Commission, it was proposed that futther plans be made and presented by the subdividers rather than by the city. Discussions were held on the following subjects: Signal lights at West Hampden Avenue and South Bannock Street. Uniform system of Subdivision. Storm Sewer Program. State Statutes relative to Planning Commission activities and jurisdiction. There being no further business to come before the Commission, the meeting was adjourned at 11:05 P. M. Approved: John D. M. Members Present: Barde, Braun, Guilford, Jones, Rapp, Romans, Rudd Members Absent: None Mr. Younger and Mr. Urman of the Inter-County Regional Planning Commission appeared to present copies and discuss "A Guide to Street Naming and Street Numbering In The Denver Metropolitan Region". Jess Kirklin -2857 South Bannock See Below Hearing No. 28-A May 3, 1956 Mr. Kirklin appeared to discuss further the possibility of Planning Commission consideration for rezoning an area located between South Mariposa Street and Topeka Court and West Mansfield Avenue and West Nassau Avenue from M-1 District to M-2 District. After discussion of the surrounding area as regards the need for all possible M-1 space, Braun moved: Rapp seconded: that the above request for rezoning be tabled indefinitely until such time as the industrial problems are solved in the area along West Oxford Avenue.
