The legally advertised and posted request was for a rezoning of the followin g described
land from M-1 (Industrial) to M-2 (Industrial):
A part of the NE! of the SE! of Section 33, Township 4 South, Ran g e
68 West of the 6th P.M., more particularly described as: Beginning
at the point where the South line of the SE! SE! of Section 33, Town-
sh·p 4 South , Range 68 West of the 6th P. M. intersects the center
line of Little Dry Creek as now located, which point is 237.6 feet
West of the SE corner of the NE! SE! of said Section 33; thence
Northwesterly and Northerly , along the center line of s a id Little
Dry Creek as now located, a distance of 612 feet , to a po int which
is 593.32 feet North and 323 feet West of the SE corner of the NE!
SE! of said Section 33; thence, West to a point on the Easterly
Right-of-way line of the A. T. & S. F. Railway Company, to a point
on the South line of the NE! §Et of said Section 33; thence, East
along the South line of the NE! SE! of said Section 33, to the point
of beginning.
Below, I show official action taken by The Englewood City Planning Commission, after due
consideration of the facts presented at the hearing:
"Braun moved:
Barde seconded: That the request for rezoning of the above described
land be denied because of the proximity of the site
to a residential district, a business development across the
railroad tracks and the Cit y Park; and further, that a
rezoning would permit any use set up in the present
Zoning Ordinance and not necessarily a specific use only.
Vote: Ayes: Barde , Braun, Jones, Rapp
Nays: None
Absent: Guilford, Romans, Rudd"

The meeting was called to order by Chairman Jones at 8:00 P.M.

Mr. Lull appeared to discuss with the Commission the possibility of rezoning of the area
near the 3700 Block South Inca Street, from the present R-1-D Zone District to an R-2 Type
Zone District to allow construction of two family residences. Mr. Eull's specific site is
known as Lots 13-14-15-16, Block 5, Logandale, which site has 100 feet frontage and 125
feet depth.
Mr . Lull was advised that a similar request had been received on August 29, 1957 (See Hearing
No. 103) for Planning Commission consideration for rezoning of a larger area which would
include his ownership.
Braun moved:
Romans seconded: That the request by Mr. Lull be received and made a part of the original
request for further study.

Stander Sub-division Hearing No. 104-A
August 29, 1957
Mr. Henry Stander, Mr. Elvin Stander along with Mr. Costin, Engineer, appeared and presented
a plat whi c h is a re-platting of the North One-half of Block 7, Harlem Addition, now vacated.
The plat indicated eight building sites with 75 foot frontages and 133 foot depths, four
sites fronting on South Acoma Street extended and four sites fronting on South Bannock Street
extended. Thirty foot dedications were shown for all streets and Avenues involved and eight
foot utility easements were shown along the rear lot lines of all sites.
At the meeting on August 29, 1957 (Hearing No. 104), the Standers were advised to prepare
this plat and present it at this session in accordance with the provisions of Engleood's
existing Sub-division Regulations. It was discovered, in the discussion, that numerous
phases of the Sub-division Regulations had been overlooked and as a result, the Planning
Commission was not in position to make any definite decisions in connection with the plat.

To continue the hearing until the next regular meeting of the Planning
Commission to be held on October 3, 1957, and that the applicants hereby
be notified that all applicable provisions of Englewood's Sub-division
Regulations must be comp.i_ed with prior to their submitting their final
plat.

Hearing No. 106
The recommendation from the Planning Commission to City Council, under date of August 29,
1957, relative to rezoning of the newly annexed area near South Broadway and West Belleview
Avenue, was returned to the Planning Commission with the request that pre+iminary Planning
Commission public hearing be held.
Rudd moved:
Romans seconded: That the Planning Commission proceed to legally advertise, post premises
and hold a public hearing on October 3, 1957, as to the rezoning of the
newly annexed area near South Broadway and West Belleview Avenue as
follows:
The following described po r tion to be rezoned from R-1-A (Residential)
Zone District to C-2 (Commercial) Zone District:
Beginning at a point o n the center line of South Broadway where said
center line of South Broadway intersects with the center line of
West Chenango Avenue extended; thence South along the center line of
South Broadway to the point of intersection with the center line of
West Belleview Avenue; thence West along the center line of West
Belleview Avenue a distance of 183 feet; thence North, parallel to
the center line of South Broadway 183 feet distance from said center
line of South Broadway, to the center line of West Chenango Avenue
extended; thence East along the center line of West Chenango Avenue
extended to the point of beginning.
The following described portion to be rezoned from R-1-A (Residential)
Zone District to R-1-B (Residential) Zone District:
Beginning at a point on the center line of West Chenango Avenue
extended, 183 feet West of the intersection of the center lines of
South Broadway and West Chenango Avenue extended; thence West to
the center line of South Acoma Street extended; thence South along
the center line of South Acoma Street extended to the center line
of West Grand Avenue extended; thence West along the center line of
West Grand Avenue extended to the center line of South Bannock Street
extended; thence South along the center line of South Bannock Street
extended to the center line of West Bellariew Avenue; thence East
along the center line of West Belleview Avenue to a point 183 feet

opportunity.

Hearing No. 100-A
August 15, 1957
The proposed Public and Semi-public Swimming Pool Bill for an Ordinance recommended to
City Council, under date of August 15, 1957, and referred by them to the City Attorney was
returned to the Planning Commission by the City Attorney with comments and questions. The
principal point of inquiry was with regard to the supervising officer.

The Commission revised the original draft so as to provide that the City Manager shall be
the supervising officer through any r e presentatives he might designate.

Romans seconded: That a corrected copy ;of the draft for a Bill for an Ordinance for
Public and Semi-public s wi mming pools be referred back to the City
Attorney.

During consideration af the next above matter, under Hearing No. 100-A, it became apparent
to the Commission that the Health and Sanitation phase of every movement in our development
becomes more important from year to year.
After discussion,
Rapp moved:
Braun seconded: That, since some of the provisions of the proposed Public and Semi-
Public Swimming Pool Ordinance are considered to be difficult to
enforce without a City Sanitation Officer and s~nce there are other
phases of public health investigations needing like attention, it
is recommended that Council, within the foreseeable future, consider
the creation of such a function, for the City of Englev.ood, according
to State Statutes.

Amendment Zoning Ordinance Hearing No. 108
A discussion was held, by the Commission, relative to amending the Zoning Ordinance to pro-
hibit the processing and manufacturing of fertilizer in which animal wastes are used.
Mr. Lacy was asked to prepare a draft for an amendment for Planning Commission consideration.
There being no further business to come before the Englewood Planning Commission, the
meeting was adjourned at 10:25 P. M.

That, since some of the provisions of the proposed Public and Semi-
Public Swimming Pool Ordinance are considered to be difficult to
enforce without a City Sanitation Officer and sincei the Ee are other
phases of public health investigations needing like attention it is
recommended that Council, within the foreseeable future , consider the
creation of such a function for the City of Englewood, according to
State Statutes.
