Discuss ion -June 13th Open House/Community Workshop ' l • • 4. • Planning and Zoning Commission June 6, 2017 Mr. Voboril presented the materials that will be available at the Community Workshop on June 13th . There will be 10 "stations" with different topics related to Accessory Dwelling Unit regulations accompanied by a survey with questions specific to each topic . The 10 topics are: 1. History of ADU's in Englewood 2 . The Five Purposes of ADU's 3. Definition of Accessory Dwelling Units 4 . Accessory Dwelling Unit Eligibility 5. Accessory Dwelling Unit Creation 6. Accessory Dwelling Unit Occupancy Requirements 7 . Accessory Dwelling Unit Owner Leave of Absence 8. Accessory Dwelling Unit Design 9 . Accessory Dwelling Unit Maximum Height and Bulk Plane Requirements 10. Accessory Dwelling Unit Proposed Zoning Districts Survey responses will be compiled for evaluation by the Commission . Staff and members of the Commission will be available to answer questions at each station . The Commissioners discussed the verbiage for each topic and recommended minor changes to clarify the information . Assignments were determined for the stations . Comprehensive Plan Implementation 2017-04 a . Mr. Voboril reviewed the zoning map with details on small area plans including the Medical Districts . He explained the history and the purpose of the zoning areas and provided information on future goals for the areas . His opinion is that the only zoning in the area that may need adjustment is the MU-B-2 area of Broadway north of Eastman. The primary distinction between MU-B-1 and MU-B-2 is that MU-B-2 allows automotive uses . The sub-areas of the Medical District are distinguished by varying height restrictions. Mr . Voboril outlined the current development that is taking place in the Medical District due to the current zoning regulations . He described the various sub areas and shared the history of the changes that were implemented. Mr. Voboril recommends that the Oxford Station area and the adjacent industrial areas would benefit from an overlay to allow additional uses in the industrial zone. He continues to explore funding sources for a pedestrian/bicycle bridge over Oxford Avenue. The Commissioners .. • 5. Planning and Zoning Commission June 6 , 2017 agree that the bridge is necessary to facilitate further development in the area and that a public/private partnership may be the best option to secure funding for the project. Public Forum a . Ms . Coween Dickerson , Englewood resident , addressed the Commission with her concerns regarding the industrial areas of the city and density of apartments. 6. Staffs Choice a . Mr . Bell informed the Commission that the next regular meeting on June 20th is tentatively scheduled for a Conditional Use Public Hearing . There are potentially a couple of Planned Unit Development cases that may be coming before the Commission in the near future . The Commissioners were informed that an article appeared in the Co lorado Municipalities magazine featuring Englewood's Economic Development programs. 7. Attorney's Choice a . Assistant City Attorney Comer was not present at the meeting . •. Commissioner's Choice a . Ms .
