Call to Order 2. • Approval of Minutes a. Approval of Minutes February 7 , 2016 Mr. Pittinos requested the attendance record be changed to reflect that he was not in attendance at the February 7 meeting. Mr. Freemire requested the vote on item 4 be changed to reflect his vote of no and Mr. Fish's vote of yes. New Member Introduction The Commissioners introduced themselves to the new alternate member of the Commission, Jeremy Letkomiller. 4. Study Session • 2017 -02 Dimensional Standards 5. 6. 7. 8. 9. a . Mr . Bell presented information comparing the dimensional requirements of neighboring communities: minimum lot area , maximum lot coverage , minimum lot width , maximum height , minimum front , side and rear setbacks and beginning point of bulk plane . He reviewed the history of the bulk plane regulation that was adopted in January 2015 and explained how the bulk plane is determined . Current height limits are acceptable and meet the needs of the community at this time. Mr. Bell explained that Denver calculates lot coverage differently than Englewood . Accounting for the difference in calculation , Denver's effective lot coverage is 46 .5%. The Commissioners requested information regarding lot coverage of recent developments , primarily duplexes in the R-2-B zone district. The current maximum lot coverage is 60% and the Commissioners asked how many of the new developments have met the maximum; Mr . Bell will research and supply the information at a subsequent meeting. Discussion about the current housing market and demand ensued . Public Forum a . Mr. Dan Rogers, Englewood resident , addressed the Commission . He had questions regarding violations of zoning codes and expressed concern about the builders working in the neighborhood and the lack of consideration for the streets and sidewalks.
