Planning and Zoning Commission Meeting

2. Approval of Minutes October 4, 2016

3. Study Session 2016-05 Ground Floor Commercial Requirements in MU-B-1 and MU-B-2

Zone Districts
Mr. Bell reviewed the information gathered from the previous study sessions . The
Commissioners agreed that the ground floor commercial requirement would be appropriate as
written for the 3300 , 3400 and 3500 blocks of South Broadway as it is the main commercial
district in the City . It was determined that the Public Hearing on the code amendment will
take place on November 8 , 2016 .
4. Study Session 2013-01 Accessory Dwelling Units
Mr. Voboril reviewed the information from the previous study sessions . The Commissioners
requested that the proposed purpose statements be more succinct. The agreed upon purpose
statements :
• Provides flexibility for changing family situations
• Provides alternative types of living space
• Provides a supplemental source of income and assists with housing
expenses
• Provides opportunities to increase property value
• Preserves neighborhood character

Density increases would be minimal and neighborhoods would still be considered low density .
The majority of Commissioners agreed with staff's recommendation that ADU 's be allowed in
MU-R-3-B , MU-R-3-A, R-2-B, R-2-A, R-1-C. A majority of the Commissioners preferred
owner-occupancy requirements for ADU 's .
City Council discussed ADU 's on October 1 Q1h at their study session and were given a brief
update on the Planning and Zoning Commission 's progress to date . Their concerns centered
around appropriate zone districts and owner occupancy requirements.
The Commission will conduct a study session at their next meeting .
5. Public Forum
Casey Adragna , Englewood Resident , attended the meeting to learn about the plans for
Accessory Dwelling Units in the City .
Jeremy Lambert , Englewood Resident , attended the meeting to learn about the plans for
Accessory Dwelling Units in the City .
6. Staff's Choice
Staff did not have any further comment for the Commission .

City Attorney Comer was not present at the meeting.

The Commissioners did not have any further comment.

The meeting adjourned at 9 : 14 p .m .
