Accessory Dwelling Units Discussion Abstained x Motion CARRIED . Mr. Voboril presented slides to illustrate the possible configurations and sizes of ADUs . The Commissioners discussed various options for allowable maximum square footage . It was the consensus of the Commission that 650 square feet would be a reasonable maximum as it would allow for only one bedroom or two small bedrooms , limiting the number of occupants. Ms. Townley requested clarification on how the square footage is determined and Mr. Voboril stated that only the living area would be counted if the unit were on the second story of a garage . The Commission previously established a maximum height of 26 feet. Discussion of placement of the ADU concluded with the majority of the Commissioners agreeing that the ADU should be in the rear 35% of the lot as a standard but agreed there will be exceptions that could be addressed individually . Ten feet of separation between structures would be required and the setbacks for the zone district would apply . Owner occupancy would be established by a written covenant recorded on the property at the County. Enforcement would typically be by complaint only . Page 2 of 3 • • • Planning and Zoning Commission December 6 , 2016 Staff recommended that ADU's be restricted to the rear 35% of the lot when possible and require a minimum of 10 feet separation between the primary structure and the ADU. 5. Public Forum a . Jeremy Lambert , Englewood resident , addressed the Commission regarding accessory dwelling units . 6. Staffs Choice a . Mr. Bell presented the Commissioners with information regarding City Council's request to review the changes they made to the Comprehensive Plan . The January 4th meeting will be a study session to discuss the City Council request. 7. Attorney's Choice a . Interim City Attorney Comer was not present at the meeting . 8. Commissioner's Choice a .
