CALL TO ORDER [~ The regular meeting of the City Planning and Zoning Commission was ca ll ed to o rd er at 7:01 p.m. in the City Council Conference Room of the Englewood Civic Center, Chair Brick pr esiding. STUDY SESSION IM Small Lot Development Standards Mr. Be ll stated tonight's discussion is Small Lot Development Standards for residentia l zon e districts. Since the Unified Development Code was adopted in 2004, it has c ome to Staff's • • • ..... ..-.n~in g and Zoning Commission S tudy Session Case #2 013-02 Small Lot De ve lopment St andard s March 5, 2013 Pa ge 2 of2 attention that ther e are a number of sma ll e r residential properti es in the City that are not regulated in terms of Development Standa rd s and associated Dim ensional Requir ements. H e prov ided the definition of a "sma ll lot". Thes e properties do not fit the "sma ll lot" c rit er ia and do not have any minimum setback, maximum height, or m ax imum lot coverage requir ements. There are approx im ate ly 229 of these properties within th e city. Mr. Bell reviewed what is currently in the Code and what Staff is propos in g. After discussion the Comm iss ion approved d isc u ss ion items 1 an d 2, ag reed the Ma)(im um Lot Coverage for all distr ic ts for One-U nit Dwelling on Small Lot sha ll be in creased from 35% to 40 % and approved th e creation of a n ew lot of reco rd if w ithin 5% of the minimum lot width and lot area zone distr ict sta n da rds. Mr. Be ll asked the Comm ission if they wanted to see this issu e again or tak e to a Publi c Hearing. Consensus was to move on to a Public Hearing. IV. PUBLIC FORUM [!] There was no public present.
